What is doable? Setting aside €1000 every month and servicing the debt? In the sketched constellation, according to the OP's statement, he gets €300k. That is too little for his stated cost structure (incidental construction costs, turnkey house with foundation slab, land - so all-in) - according to his own statement. Although I would at least want to put a question mark next to the house costs, that would already be very cheap all-in for Hesse and Hanse. With his income and the available equity, he will get the money from the bank, in my opinion even more than the desired €300k. Just not necessarily on dream terms and also not with €1000 left in his pocket at the end of every month.

No, definitely not

Putting aside €1000 and paying debt service is definitely not possible, but this has already been mentioned here as well. It is possible to pay off the repayment and be able to live and save a few euros, but not more than that.

That's why I said: Depending on the OP’s life situation/standard, one can do that or not.

But that’s exactly the point: When I already read "eat out twice a month," I get the feeling that maybe one is not 100% committed. In such a situation, one has to really save, make special repayments, and do everything for homeownership, otherwise, it is not possible in that situation.

Especially in the first years, when there are no children yet.

So in Hesse, promotion from A6 to A7 (middle service) and from A9 to A10 (higher service) is legally mandated. Under certain conditions (outstanding performance in practice and theory), promotion to A11 is also possible. My wife is lucky enough to be promoted to A11 in October during maternity leave. After parental leave, she will re-enter directly with A11, and additionally, both she and I will receive a step increase. Thus, by the end of parental leave, we will almost have the same net income as now, only we will both work just 6 hours per day.

The OP was accused of not being able to do the math if he thinks it is possible to have no financial loss when a child comes. It could have been that the OP and his wife, as I pointed out, planned that he stays at home and she continues to work full time - then that would indeed be very possible. That's what it's about. I still see the 1,000 for free as the sticking point, otherwise I consider the project as a whole quite feasible.
