Just a brief opinion—possibly to help the OP Julian2301:

- €4,500 is definitely not too little to handle a €400k loan.
- everything reads a bit tight and stitched up. The situation itself is definitely not as "easy" as with some other financings. Not much can go wrong here.
- learn to save properly and invest really, really much in the home and learn to do without certain things (cars, restaurant visits, vacations, etc.) and it is definitely doable.
- I had contact myself with Hanse Haus and other prefab house providers and even went quite far with Hanse Haus. I consider €290,000 very, very unrealistic. So I would advise you to really dig deep into the calculation here and then adjust the budget accordingly. I think a few tens of thousands more will come.

Conclusion: Financing is doable but it will not be that easy.. A lot, a lot will be invested in the house.

save save save, do without and enjoy the home. This won't just happen "on the side," it will become the purpose of life for the next few years.

There is also a lot of rubbish written in the forums and in the end, of course, everyone thinks they know better. You can skip the stupid comments and just ignore them. Take what helps you and then it’ll be fine.

You are a buyer --> calculation is the be-all and end-all! Don’t rely on any thrown-out numbers. Calculate everything very precisely, get quotes, go to the bank and really see what comes out. Believe me, things turn out very differently than you think.

Hello Julian, I come from Baunatal and we are basically neighbors. Regarding your thread, I can say from my family circle that it is feasible. A similar amount was financed there with a lower income. If you are willing to forego expensive vacations, etc., it will work. May I ask where you plan to build? Is it in the new development area or on an "existing plot"?
