House price reasonable?!

Hello,

That is how it reads to me and that is what I communicated. Because if it were different, you would ask your question:

To an expert specializing in prefabricated house construction and not to a virtual forum which, even with the best intentions, cannot assess a price for a house "x."

There are few questions which are not accepted here; yours certainly is not one of them. I would only wish that you would accept something of what you ultimately questioned here. How many and whether there are enough windows in this case is merely decorative and dependent on the taste of the time and preferences of the responding users. They can answer the question of reasonable yes/no, but not reliably.

Ok, sorry... Then I should have expressed myself differently in one or two places. I know the family by now and certainly don't want to harm them. The problem is that I wanted to protect myself at least a little before the upcoming negotiations. I considered the forum the right place to turn to. Tomorrow we will be in final talks with all parties involved and will see what happens.. Thanks again!

Since the house is not yet 5 years old, you will also be buying the warranty (correct me if I am wrong).

If you compare it to a nearly new car, I would say that you are basically buying a nearly new car, with the disadvantage that you can no longer configure anything. The advantage, however, is that you know exactly what you are getting and you can see it immediately.

I think the risk on your side is very low. The house is already standing. You only have to do a few cosmetic repairs and the garden is the only thing missing.

Hello,

I think is right. The warranty claims can and should be sold along.

If I remember correctly, however, this transfer of warranty must be mentioned in the notary contract.

Perhaps one of our lawyers here ( ?) can give a definitive answer.

The realtor tells @Schluckie they should strike, otherwise it will be posted on Immo and gone quickly. Typical sales strategy - if the house would immediately sell for the originally asked 390K€ on Immo or similar, why would anyone voluntarily go down by 15K€? For the current owners, that would mean a loss of 15K€, which they would hardly accept in the current situation unless they had to.

also estimates the house at 435K€ - I estimate about 340K€ according to NHK with simple standard, without knowing the local factor (both including land!). (Although I am not sure if the 435K€ includes ancillary costs!?)

A hefty difference of 95K€. If you assume medium-quality fittings in NHK, you get to the 370K€ that is being asked. So the question is... is the equipment actually accordingly or not!? I see it critically based on the exterior photos, inside you can assume it more easily. I do not see higher-end fittings that would justify BeHaElJa’s price - neither outside, nor inside, nor in the description.

In addition, non-experts like @schluckie are allowed to make "mistakes" sometimes, the gold digger tactic hasn’t caught my attention, but maybe that’s because I don’t see gold anywhere.

That is with me including the property and additional costs (30 T€) Why do you estimate the 340 T€ including the property? That would mean 210 T€ for a 180 m² house in BW... so 1160 € / m² - I build in Lower Saxony and wouldn’t be able to manage that, even if we skipped the windows
