That's true, although larger window areas would have been preferable. But there are simply a few compromises, like the lack of underfloor heating.

the plot will not be 12% more expensive in 1.5 years, unless something major happens in the area. So get the current land value map and compare it with 2013, but it should be the same value.

However, that depends heavily on the area. I cannot assess the questioner's area. In our area, prices have increased much more sharply. 1.5 years ago, one could still get one square meter for about €450-500. Meanwhile, plots with old buildings have been sold very quickly for effectively €700/m².

That is indeed the case.. The prices are still from 2014 and at €250 with us really very cheap. There is currently a comparable plot for 2 semi-detached houses, which are priced at €290 per square meter.

Can you live with these compromises?

Other positive aspects like plot, location, size make up for that
A few changes can possibly also be made at a later date.
