House price reasonable?!

Well, then you have a few good reference points for the prices and can make an informed decision. I also made a rough price calculation for each house we looked at. Land value, new construction costs for a house of the same size, possible renovation costs, and I could quite quickly see which prices fit and which did not.

In the end, we also bought an older, well-renovated house. Some work was done by ourselves and is not perfect. But as you say, location and size more than make up for all that, and I will fix the rest over time. When we first viewed it, the house suited us 95%. You cannot expect more from a used property. And even with new construction, you have to make compromises.

As the house looks from the outside, I honestly cannot imagine that the interior is of medium to high standard, so it is rather (extremely) plain, because:

House with 4 corners, few windows, few roof windows, hardly any roof overhangs, cheapest paving, standard front door, cheapest exterior staircase design, no veranda/terrace, no balcony there is nothing at all - the house is simply just big and extensive savings were made wherever possible. If this continues inside, the price is already set relatively high in my opinion.

I am curious what the architect will say about it.

A small roof overhang has nothing to do with saving, there are also people who simply like it that way
Apart from that, I also think that there are too few and too small windows - but since I haven't been inside, I don't want to judge.
