Hello Dirk,
I don’t know if you have ever experienced a divorce up close in your environment? It is so ugly when only money and personal feelings are in the foreground; you often barely recognize the person anymore. Additionally, the sentence comes from all imaginable corners: "I still get money"; most likely above all from the financing bank. In this respect, it is understandable to me that the price fell in the short term, the sellers also want to get out of the unfortunate situation as soon as possible. Even for less than hoped.

If you keep in mind that the single-family house is just a little over 1 year old, the sale price covers not only the single-family house and land but also the prefabricated garage (with an unusual size) and parts of the outdoor facilities, in my opinion price and equipment fit quite well together for a single-family home seller. I wouldn’t call it upscale; then we’d realistically be talking about a different sales price; but also not terrible.
Rhenish greetings
The price fell from 390K to 375K in a short time iirc. Why?

also estimates the house at 435K€ - I estimate ~340K€ after NHK with simple standard not knowing the local factor (both including the land!). (Although I’m not sure if the 435K€ are meant to include additional costs!?)

So the question is ... is the equipment really appropriate or not!? Based on the photos, I see it critically from the outside, inside you can reckon it somewhat more. I don’t see upscale equipment that would justify BeHaElJa’s price - neither outside, nor inside, nor in the description.
