Floor plan: who has the master bedroom on the ground floor?

Good morning,

thank you for your input!
Attached is our building plot in the site plan including the marked building window (approx. 17 x 17m). The plot slopes less than 1m from north to south.
What is not up to date in the plan: the access road in the north is completely asphalted, the drawn footpath + green area do not exist. Access road to the west, to the east runs a drainage ditch, then a field path + arable land.

In our opinion, the development plan is relatively relaxed:
- Floor area ratio 0.4 without ancillary facilities, floor space index 0.8.
- Garage and other ancillary areas may lie outside the building window.
- 2 full floors possible
- Eave/ridge height sufficient
- Roof shape freely selectable (we want a gable roof (permitted 27-45°) or hipped roof (permitted 25-40°))
- Roof structures and roof recesses are permitted, max. 2/3 of the roof length and minimum distance 1.5m to the gable
- 2 parking spaces per residential unit, under 50m2 only 1 parking space
- 5m queuing space in front of the garage, but there are already some in the development area who have allowed themselves to reduce it to 3m, we might consider this as well.

Idea: House + front door should face north, the necessary distance area towards the access road to be used as parking space parallel to the path. The planned double garage to be placed in the northwest corner and entered from the west. Terrace southwest. The plan is not more detailed yet.

Honestly, we have not yet given much thought to a bungalow, it is very rare in our area - I don’t know a single one among acquaintances.
However, after initial research, I think our plot might be almost too small for that?

Hmm, I did read something about the Sunshine 210?! I think, based on the initial post, your house search doesn’t really match up. If you need less space upstairs and more downstairs, then a townhouse or a two-story house is not a good choice.

I also find townhouse villas like the Sunshine 210 not suitable for the needs. Schwörerhaus has a few bungalows with converted attics on their homepage. Actually, any gable roof house (1.5 stories) is more suitable. Or you plan with a stairlift

please don't get hung up on my mentioned Sunshine 210 - we only liked the EG floor plan in the first Google search. Nothing more.

I would build a bungalow with an extendable attic. First of all, everything suitable for you on the ground floor. If children come, extend the attic for the kids. If not, then not.

I wouldn’t make a bedroom on the ground floor. That’s not good. I myself once slept on the ground floor during the construction phase and it was a disaster. No idea why. Whether it was water veins under the house, the noises. In any case unpleasant and not good for our sleep. My wife had problems, too. We were glad to sleep upstairs again.

I am actually considering installing such a home lift and removing the stairs for it. It couldn’t be more practical. If I were building new today, I would have such a lift installed. You can also get in with a wheelchair when you’re old.

Costs are not astronomical either. And compared to a staircase, not significantly higher. Surely a backup is needed, but that can also be arranged.

My neighbor can no longer climb stairs after an accident with an open leg fracture. Lift is hard to install. The whole house is blocked off. She is trapped in the living room and kitchen. From the front door, 8 steps down to the garden path. With the lift, she could at least go up to the bedroom.
