The two areas (office and WC/laundry room) need to be swapped anyway. And what kind of room is that up there where the ironing board is?

Just saw that you are planning 90cm for the stairs. That is not particularly wide either.

Do posts sometimes disappear here? I thought I just read another post here, but I can no longer see it...

Why swap the office and the utility room? Is there a special reason for that? The office is intended for future self-employed work from home. Maybe I'll even have a client at the house then. That's why it's close to the entrance. Is the office too small for that?
The "ironing room" came up in the planning. We have a similar room now, which we like to use (sewing machine, crafts, ironing, additional storage space, sometimes drying laundry in winter...).

Can someone maybe tell us in which price range this house would be classified? For simplicity, you can also assume a brick house (instead of [Blockbohle]). I thank you in advance for your help.

Oh, it just seemed like a good idea, because then the WC could get a window.

I wonder what your development plan says: first a bungalow is planned, now two full floors.
Upstairs you seem to have too much square meters, so arbitrarily a large ironing room and a second bathroom (for 1 child) are planned.
You really should keep an eye on the proportions between the floors.
Downstairs too tight, upstairs too much.
The kitchen in its slimness with the table is comparatively way too large for what it offers you.

Have you ever created a room program, what must be and what should be and why?

Besides, I just looked at the measurements, 190 cm raw construction width for the second bathroom .. so it won't be a really nice large shower either.

Yes, a room program would be good, for example also the frequency of guest room usage. The office planned now .. well, considering that it is 258 cm deep and a good desk, which should also serve for meetings, should be about 80 x 160 cm, then there are barely 100 cm left at the bottom of the plan, where cabinets should also stand. Lockable office cabinets are about 40 cm deep. It really depends on the type of business. Also, for example, placement of printer, fax, etc.

Costs .. no one here will probably be able to tell you that in a way that can serve as a basis for reasonable planning. The house will certainly be built with an architect – right? I would generally get advice in your position.

Oh dear... I have been having exactly these thoughts for almost a year now...
I have already studied dozens of floor plans. Many of them with rather small rooms.
I always find that I’m actually doing well in terms of size.
And after every design, I think: Now this fits perfectly...

But here they make it clear to me that either a room is way too small or way too large.
I just can’t seem to get a positive reaction...
Please step forward if you can do better... Otherwise I might still despair...

Our wish list:
- no basement (because of water)
- Max. house width 10 meters (plot width 17.5 meters)
- utility room, house technology
- spacious hallway with space for a wardrobe and stairs to the attic or 2nd floor
- bedroom (approx. 16 sqm)
- guest room (approx. 16 sqm) (with space for a baby bed or child’s bed)
- separate kitchen with a small dining area for 2-4 people and
French door/sliding door to the dining area (nice would be a window in the front facing the driveway)
- large dining area (up to 8-10 people)
- PC space/surfing etc. in the living area
- piano/keyboard in the living area
- stove in the living-dining area
- freely placeable couch area in the room
- bathroom with toilet, shower, and bathtub (bidet is not necessary, shower can possibly also be in the guest toilet)
- guest toilet
- office for self-employment (possibly with client visits)
- storage options (since no basement, these could possibly be located in the attic)
- space for ironing machine/ironing board

All preferably single-story, but we are not opposed to two stories: We are 47 and 50 years old.
I’m afraid that’s quite a lot to ask... but maybe someone is interested... and has ideas for us, so that finally a "shoe" will emerge.
