Plot 17.5 m wide .. and how long?

What specifications regarding number of floors, eaves height, roof orientation, building window etc. are there for the plot?

About the floor plan ..

Really 2 dining areas? Is the large dining area used frequently? What about garden/terrace use?

Have you fundamentally ruled out the single-story design?

Hello Yvonne, now I finally understand what you mean by Bebauungsplan... (at first I thought it was the colloquial "having a Bebauungsplan"). So, in that area there is no Bebauungsplan. According to the conversation at the building authority (in the context of the preliminary building inquiry), the bungalow would already be possible. Since there are many two-story buildings in the further neighborhood, that should also be possible. The sticking point might be the increased knee wall of 1.80 m. (The inquiry for this has already been submitted as an addition to the preliminary building inquiry)

But now again the questions about the costs... Is it manageable with a max. of 300,000 EUR (preferably with a 15% buffer: so more like 250,000 EUR)? (The land is extra). I think that is an incredibly large amount of money... there has to be something substantial to show for it, right? Or are we completely off with that?

Here again our alternative version "Bungalow" compared to the 2-story house. I had already presented it once in the forum. I have (hopefully) improved a few points that were criticized back then. Although the rooms are used more sparingly here, I suspect that the bungalow would be more expensive than the 2-story house (larger foundation slab, more roof area, higher energy demand)? I would appreciate your experience.

Best regards, Steffi.
