House construction: Prefabricated house or solid house? Experiences Price range

Good day everyone,

we have been dealing with the topic of building a house for several months now. Unfortunately, we are quite "new" in this field and do not know all the details about everything. Of course, we have read a lot and googled, but you often read very different things and especially older and not very current ones.

We have a plot of land in view, here in the city. It amounts to 830 m2 including partial development. The cost of the plot is 130,000 euros, and of course, you have to add the real estate transfer tax, notary, and land registry fees (anything forgotten?). Since the plot is only partially developed, all the connections are, according to the provider, in front of the street, because the plot was parceled out. Then, of course, you would still pay development costs; we are estimating about 10,000 euros.
In total, we would then be at about 150,000 euros for the plot, so far so good.

Now comes the house; we tend more towards a prefab house, since a custom architect-designed house does require a lot of work, doesn't it? Of course, I have already looked through several providers, and there are always some nice prices. We are now assuming a 150 m2 prefab house, where a price of 380,000 euros is indicated to me, including all the services the provider offers. Provided I do it turnkey, what costs would one still have to expect? I think garage/outdoor facilities are clear; are there other costs that need to be factored in? Maybe someone here has experience with such a build and could help us.
We would just like a rough estimate of whether many more costs would be added, because then one would be at over 600,000 euros for a 150 m2 prefab house, which is a bit unclear to me.

Welcome to the forum. Please read through the thousands of budget threads, you will find what you are looking for there. You still have site surveys, earthworks, connection costs, construction supervision, construction power, building permits, ... to come. Feel free to check the service description of the provider for "bauseits" and "seitens des Bauherren" or "bauherrenseitig". These are also things you have to take care of. As I said, read up first, you will learn a lot...

That is quite helpful when you fill out the questionnaire. Because if, for example, you start without equity and with a household income of €4,000, there is no need to give tips, as it will not be sufficient.

Your standard would also be interesting. What do you want:
- Bungalow or city villa?
- Air-water heat pump or ground-water heat pump with deep drilling?
- Controlled residential ventilation?
- Air conditioning?
- Fireplace?
- Smart home or even KNX?
- and, and, and...

The area where you are building is also important. Prices vary significantly from state to state.

After that, you can certainly make good estimates of the prices you have to calculate with and how high the interest rates could be...

In the thread there is already a lot on the topic. Conclusion in one sentence: A comparison is very difficult because pears are not apples and there are many (regional) varieties of pears and apples. About the costs, which somehow automatically increase ;-) :

Here is the first part of our additional costs for the house, the second part will follow shortly after processing. The amounts marked "confirmed" are already binding through offer and order confirmation, the other figures are estimated, extrapolated, based on experience and/or researched.
