House construction 130 sqm turnkey

My clear answer: No.

In our area, a developer offers almost turnkey houses with 110 m2 living space, 300 m2 plot, without garage, without cellar, KfW 70 standard, for 320,000 euros. Including the missing work such as floors, etc., the house should be turnkey for 350,000 euros. I can hardly imagine it being any cheaper.

To bring some more moderate prices into play:

Removal/disposal of 72 tons of excavation: just over €600
Internal development (lines from the property boundary into the house, i.e., wastewater and rainwater including shafts): approx. €3000
Drinking water through the company responsible from the municipality: just under €1000
Surveyor: €1600 (without building surveying after completion)
Construction power box for 6 months: approx. €600 (+ consumption)
Insurances, package from the general contractor including in the 2nd and 3rd year the residential building for €230 each for year 2 and 3.
Construction water also approx. 6 months: approx. €500 (+ consumption, minimum approx. 5 m3)
Experts for 9 sections including acceptance: €3600
Building permit: €550
Land registry/notary: approx. €2000 (entries, conveyancing, everything around this topic, €1.5K of which is for the notary)

So all quite manageable.

I just rummaged through the documents again:

Soil report: 560€
Cadastral map, mining office, house number, negative certificate from the municipality: 120€
Power pole by the supplier at the property boundary: 1200€

I have to correct something regarding the land registry/notary:
Property purchase/mortgage: 1600€
Land registry office/transfer/change of ownership: approx. 1000€
Earthworks: 3000€ (which was more about creating the terrace and driveway/parking space, otherwise the 30cm standard by the general contractor was sufficient)
Additional KG pipes in/under the slab to the outside, or the house entry by the general contractor's civil engineering company: 550€

There wasn’t much more than that. Except things like commissioning your own electrician with additional requests, or having a double-wing window including snow guard installed by the roofer from the next town for 1100€ through own awarding, because it was too expensive via the general contractor or directly through the general contractor roofer. Upgrade of the standard indoor staircase directly with the stair builder with metal rods and final coating (660€), instead of through the general contractor, because that was also too expensive (only final treatment 8xy€).

What about electricity and fiber optic? For us, the district heating is very expensive, you probably won’t have that. Building surveying here is also another €1-2k, which you still lack. Construction power consumption is still missing from your list and can easily reach four digits. Energy costs for heating the underfloor heating are also not two-digit. And 72 tons of excavation, is that with a basement? But the biggest item is often the earthworks and €600 is simply a giveaway ;-)

No cellar. The excavation had no more space on the not-so-large property, so I had it removed. Still, there are some leftover materials from the excavation here.

Here, there are only heat pumps and/or gas from the tank in the garden at some neighbors.
I mentioned electricity in the new post, if that's what you mean ;)
Oh yes, Telekom is the classic 800€ for the connection, but only copper cable. The company that also removed the excavation and did the internal development included that.
The building survey is missing, true. But it also says in parentheses behind that these were only surveying services without the survey itself.

Regarding painting/wallpapering, a quick addition:

The contract was put out to tender through M.y.-Hamm.er and in the end we took an "all-rounder," a one-man company. He painted the ceilings and partly the walls here. I got the wallpaper which he then put up. And I absolutely can't complain. The work cost just under €2200, including white paint for the ceiling and colored paint for the wallpaper as well as the scaffolding for the stairwell which he apparently rented himself. He did everything great. For an extra €500, he also laid the laminate including fitting the skirting boards.

Just to show some new homeowners that you don't necessarily have to spend tens of thousands of euros on this. When you sometimes see the numbers flying around here.
