Are you now getting information for your own construction or just for your colleague?

Where are you building? Do you already have a plot of land?

Do you want to build with a developer including land or with a general contractor?

I couldn't read anything about that in the whole 10 pages... It's hard to help you like this.

If you really want more precise information, you have to provide us with significantly more info material..

Hello :) So no, that definitely was not a joke inquiry. So: A friend of mine actually wants to build. At the end of last year he bought a plot for 60 thousand euros (600 sqm). The purchase price included that the house connections are already on the plot. It is a plot on the border of RLP/NRW. Since he is partly very naive and told me the following, I wanted to ask experts here to be able to warn him afterwards. It is a house with 130 sqm, including a basement, which is supposedly offered for 270 thousand euros. Painting/wallpapering work and carpet flooring cost extra. The excavation work is flat-rated at 10 thousand euros, although the construction company has not even seen the plot live, only on plans. These are also not included in the 270,000. Everything else, including underfloor heating and electric shutters, for example, is included in the price. Attached are excerpts from the company’s website. Well, the only thing that helps is to read the construction and performance description very carefully. These one-page flyers ultimately say nothing at all... The 40-page construction and performance description, on the other hand, does.

Excavation included without acquiring the plot? Quoted at 10k euros flat? That will certainly also be stated in the construction and performance description – additional costs borne by the builder...

Just as a reference point --> We are paying 32k euros for the excavation including disposal etc. for our 160 sqm house with basement :D

And points like: "Architect services are completely included" --> Yes, I also know that, for example, from prefabricated house providers. 2-3 meetings are included, everything "extra" you have to pay for. That’s how it ultimately is with everything. You have to be very very careful with such offers.

Heating: Viessmann ---> Yeah okay, that’s very broad :D Anything and everything could be included... Ultimately it might say in the construction and performance description --> only THIS model, which might be the biggest junk or doesn’t fit the house at all? So it needs to be upgraded? and and and...
