Lighting is included very sparingly under "furniture, lamps, etc." You can quickly collect 20 lamps, and at €50 each, you've already spent €1,000. Ultimately, such details are not important. Of the €270,000 with basement and land, we are miles away even without these under favorable assumptions. If you deduct land, additional construction costs, and basement, less than €1,000 per square meter of living space remain with this offer. No one can build that cheaply if they still want to make a profit.
