Was your Bodensee 129 in the attached overview the normal standard house or had you already added upgrades with the seller? The price inquiry for my area shows me for example €191,210. That would be a huge difference of about €75K.

The price inquiry must either be massively outdated or it is much, much cheaper for you. The base price was about €230,000. We also had options for a 42 cm block for KfW55 monolithic (I think just under €20,000), underfloor heating, and the Daikin heat pump included.

It's insane how big the differences between various regions are. That's a 20% surcharge for the same house.

And if I subtract the 70 thousand, then I’m suddenly at 430 thousand including the plot.
And without the plot at 370. Or am I overlooking something? And that already including the outdoor facility, lighting, etc.

You can't just deduct €70,000. I don't know where would build, but judging by the price, I guess it's East Germany. It can look completely different for you. The €40,000 for the basic house are the higher costs for craftsmen that simply depend on the region. And you won't get through without any options, even if you build according to the Energy Saving Ordinance with radiators and a gas heating system and don't add any sockets. The gas heating system is included, but the fireplace costs extra and you can't do without it. The outdoor area is estimated at €10,000; that should probably be enough if done yourself, provided the plot is not on a slope and nothing special is wanted. Lighting is included very sparingly under "furniture, lamps, etc." You can quickly collect 20 lamps, and at €50 each, you've already spent €1,000. Ultimately, such details are not important. Of the €270,000 with basement and land, we are miles away even without these under favorable assumptions. If you deduct land, additional construction costs, and basement, less than €1,000 per square meter of living space remain with this offer. No one can build that cheaply if they still want to make a profit.
