I also find the construction times quite optimistic. Three months for a shell construction house is really tight when you consider that order books are full everywhere and new customers have to be scheduled first. Usually, it takes at least a month from scheduling until the first excavator rolls.

A Klassik 130, I assume. If the friend (does he not have internet himself, by the way?) in the area you describe, presumably Asbach area, thinks of Lano, he could at least for comparison also make the trip across the Rhine to Rimubal, or to Econ in Dernbach ...

Did your friend receive a more detailed construction and performance description than this? I have probably said it before, but I would NEVER sign it like THIS. There has to be something more precise somewhere. He should show you the exact construction and performance description; it is recommended anyway to have it checked individually!

Is earth excavation for the basement included? Removal? Certainly not included are house connections, construction power, construction water, building permit.... That is not included with basically any provider.

For example, I also don’t read anything about painting the facade and painting the roof overhang. Again, the example electrical. It says "Modul Berker". That it is not Busch Jäger might be okay/irrelevant. But what does that mean? Is there one outlet in the house of this model or 100? What about light outlets, door intercom, outdoor lamp, media connections.... There is absolutely NOTHING about that.

I have no idea if one can build a house in your area that cheaply, but you always have to look very carefully at the performance description and see what is missing.

Furthermore, it also crucially depends on how much of a burden an unexpected 50k more is for your friend. Some pay that out of petty cash, others at least get it refinanced, and for some, that is the breaking point.

What you didn’t do: read through this thoroughly.

Unfortunately, you are again one of those who cherry-pick the "more comfortable" answers to your posts and respond to those, but completely ignore the important questions and critical remarks. You keep repeating the same thing. It’s clear you’re trying to see how cheaply you can build, but that won’t work. Are you seriously interested? Then show it. There are pinned answers here alone to many of your questions, especially the topic of additional costs or what usually has to be done by the builder’s side, where many hidden costs lurk, and much more. From your posts, it seems you haven’t read any of it. Shame.

I don't consider it entirely unlikely that the OP actually wants to prevent a friend who is not internet-savvy from being ripped off by construction companies.
