Yes, but that's why I say it depends on the construction location.
Your plot also didn't cost almost €1000/sqm and you wouldn't find one around Munich for less either ;-)
The idea with the hammer comes from southern Bavaria too, but unfortunately, you still won’t get the prices from Saxony there.

If you want to move into a house without floors and painted/wallpapered walls, that's super "move-in ready"...

Well-meaning tip: spend the weekend reading through this completely and don't listen to "alleged" costs from an acquaintance. And: with a specification of construction services, it's primarily about the things that are not[B] listed. As a layperson, however, you don't know what is missing.

So he apparently received the offer yesterday.
It amounts to
130 sqm including basement
270 T Euros
However, without painting and laminate work
Excavation was quoted as a flat rate of 10T and would be the only thing that comes under Top, and allegedly the risk for everything related to the house would lie with the company.
What additional costs etc. are already factored in, I do not know.
Tiles would also be included.
A flat rate of 8 T Euros was apparently set for house connections, and here too the risk would lie with the company.
All of this would be included in the 270 T Euros. Also underfloor heating and partly electric shutters.

So I can only say, our offer from Town & Country (which are rather in the affordable price range) was about 300,000€ for a Flair 125 with basement, without painting and flooring. BUT there were still roughly 60-65,000€ for additional construction costs (plus of course the land), and if you look into the construction service description, it continues to be just as expensive. Base plaster, painting roof overhang, boarding the attic, etc. These are all things that have to be done and cost the builder at least materials and time, often also money if you can’t do it yourself. And then come the classic upsells: sockets, tiles for more than 25€ Town & Country price, etc. Such a construction service description is a complex, multifaceted document with many technical terms and implicit assumptions. To understand and assess it, you need to spend some time with it. Buy yourself a book on the subject, there are some from Stiftung Warentest and consumer centers. They particularly state what is missing in many construction descriptions. Alternatively, of course, you can pay an expert to review it. Rushing is definitely the surest way to run into problems.
