WITHOUT land - just the house, 120 sqm, turnkey, without basement, without garage/carport, without controlled residential ventilation, without much frills --> not possible under €280,000 in my opinion.

--> Then there are all the additional construction costs like excavation, structural verification, permit costs/mortgage and so on... add another €50,000 on top of that, then you’re at €330,000.

Plus kitchen/certain fittings etc. - then you’re quickly at €350,000.

Then your land at €60,000 --> €410,000

Then also factor in the exterior work and buffer and you can reckon with a volume of around €430,000-450,000 MINIMUM.

These are prices for the BaWü area --> no idea how much prices vary in your region, you can just roughly deduct another 5-10% max, as BaWü is very expensive.

An acquaintance had an appointment with a property developer. Allegedly, he is getting a ready-to-move-in house with 140 sqm including a basement built for 300,000. The final offer will come next week. That can't be realistic, can it?

We will start building in May, have already signed everything, etc.. But we had everything from prefab houses to solid construction to the local regional general contractor - really many offers on hand and have dealt with it for 1 year.

When you start to compare which services are actually included and which are not... It’s really astonishing!!

And no, the aforementioned offer is not realistic... Many costs are not yet factored in.

The most important thing is: €300,000??? Okay... But WHAT is included?

In the construction and service description, the term "bauseits" will become your new friend xD

A property developer sells house and land as a package. I have already told you about the example prices.
You are looking for a general contractor/supervisor (GU/GÜ) = construction company that builds a house on your land.

Anything is possible...
- Are incidental building costs included?
- What does ready-to-move-in mean?
- What is the situation of the plot?
- What equipment or quality?
etc.

As already mentioned, we have been dealing with this for over a year now – we also know quite a few builders in our new development area, quite a few friends/colleagues who are building, and so on...

And believe me, I can hardly hear it anymore: That costs this and that much, we only pay half, our house only costs €200,000 --> There are so, so many lies, it’s incredible. I also claim that many builders simply have no idea about their own construction and blindly trust the general contractor/developer or whoever 200%. Many don’t know the term "cost transparency" and have no idea what costs can still arise afterward.

Because of my girlfriend, I have direct contact/insight into the plot financing etc. --> You wouldn’t believe how many builders have to refinance :D, or rather, you really don’t want to know...

Please don’t rely on such statements from colleagues or the like.

If you want to feel secure, have a certain cost transparency, and start building with a good feeling, then you need a lot of time, a lot of comparisons, and so on. You have to engage intensively with the project; otherwise, you’ll end up at the bank begging for another €40,000 because your money isn’t enough.
