I once looked at the price range of this district on [immoscout]. Well, with 450 the house is middle of the road in the market. This area is actually quite affordable, although not the end of the world. Worms is nearby and a beautiful city. The rather ugly Mannheim and Kaiserslautern are also not too far away, Heidelberg, Odenwald. Rhine. All close by. Neither remote nor without residential value. I think this area is worth an investment, I can hardly believe that a 600:inhabitant town has no store. Certainly not a huge [Kaufland], but probably an [Edeka] or something. The internet can only get faster, and it will. Where is the catch? Karsten

Just my guess;
It is a prefabricated house from a provider in the lower price segment, who has not only received good reviews from their builders.
The house also does not have a modern heating system and (please correct me if this is wrong) is only built according to the energy saving ordinance.
Especially wooden constructions achieve KFW 55 or 40 without major effort.
Including additional purchase costs, we are looking at just under €500k here.

Only according to the Energy Saving Ordinance... That was recently KfW 70 and that's not bad at all, especially since prefabricated houses easily achieve KfW 55 and better, only the certification is missing because it costs money. These additional costs brought nothing for the loan and were simply necessary.

In our region, this house would be worth over €700k.

I summarize: as long as you are working (where exactly, what about the commute?) you will have a car anyway and it is not a big deal if local supply is somewhat sparse. There has been a price increase despite only 600 inhabitants in recent times, and this will not stop (or is there a locally significant employer who has closed down?). On the internet nobody cares anymore about how slow copper was when it comes to fiber optics. If other people get hives at the word prefab house, that’s their problem – I would get them at ETICS, and the affected properties still sell. However, I agree with the opinion that the place should have been snapped up long ago during the time we have been discussing here – at least if it stays online consistently. Or are the photos in the listing (I haven’t checked) so bad that it would explain the lack of demand? – it can’t be just the location Hintertupfing near AZ/WO, it’s by far not the case that nobody wants to go there, even if several forum members consider it unsexy.

Energy Saving Ordinance for kfw 55 brings nothing. Heating probably gas from 2017. Thus, the house can be heated without a heat pump diploma for say 80 euros per month. What the other builders say about Massa Haus doesn't matter, this massahaus is finished anyway. 500 with ancillary costs is a proud sum. Here in SH this house wouldn't sell for that, at least not in the countryside. In Mecklenburg-Western Pomerania it would be cheaper too. But there in Rheingau? Ultimately, the interested party has to judge for themselves. It is a good purchase. But for that price? Ask your bank, they know the market.
