Oh then I am probably completely wrong. As I said, when you try to research and evaluate the costs, you quickly end up on the wrong track. You look at what a Massa Haus costs as a shell construction and are quickly misled by the small number (around 120 k€).

The value of the house is not determined by imputed costs - for example, you say there are no suitable plots at the standard land price. The price is determined solely by supply and demand. If you don't buy it, someone else will. And if someone else pays €500K, then the house is simply worth €500K.

P.S. I instinctively find the €450K to be reasonable. Whether it is 5% more or less is irrelevant, even when it comes to money.

Thank you again for the answers. I simply have no knowledge of construction and no experience. Also, there have been no comparable properties in our area in the last 2 years. That is why it is difficult to assess the price. Hence the attempt to approach this from a calculation perspective. I even thought that this is not the ultimate truth and prone to errors.
