So that I am not misunderstood. It is not about portraying a house according to the Energy Saving Ordinance or a gas heating system as generally bad, it is only an indicator that cost-conscious building (which is completely okay) was done here. Opposed to that is the already negotiated house price (+ 5k for the kitchen) and if it were such an excellent offer, the house would probably already be gone.

We were the first interested parties on the same day of the release and have already agreed with the seller. The question of infrastructure and location does not arise for us since we want to live exactly here. The heating costs for this house were €600 in the year 2018.

Why do you even worry about possibly paying 5-10% too much? If everything else fits perfectly, I wouldn't care at all. Those few percent ultimately don't make much of a difference.

Go for it! Even if it might be a little above market price. The likelihood of finding something similar that fits your wishes so well again in the next few years is pretty low. And as already mentioned several times. If you find a plot and build new, you pay at least the same + you have all the construction hassle to deal with.

If it absolutely has to be this corner, then the price really doesn't play too big a role. For my absolute dream location, I would probably accept a surcharge as well. If you’re lucky and the madness in the market continues like this for a few more years, then the overpayment from today will be recovered by 2025. I was just curious what the bank would say about the purchase price. Fortunately, such a price level is spatially far away from me; otherwise, it wouldn’t have worked out for us.
