Whether they would be comparable upon closer inspection, I can’t judge, but since you say on the other hand: There’s nothing else, it’s affordable and you like it: Why not? Building new would certainly be more expensive, as many have confirmed to you now. I would gladly take the house at that price (or rather, my partner would), but in the Stuttgart metropolitan area it would really be a great bargain.
