I also think the price is great. A comparable new building certainly costs quite a bit more.

I find the price too high. Not because of the property, but because of the location. I once took the trouble to look for the house.

- 660 inhabitants...
- Supermarket = none.
- Kindergarten and primary school, all elsewhere (maybe not relevant for you, but for future market price development).
- According to Telekom speed test, the DSL speed is up to 6 MBit download and 2.4 MBit upload. Is that enough for you?
- According to the municipality, the square meter price was 105 euros (by the way, this plot is only 561 sqm, not 570 as stated in the offer). The owner will not have paid more than 65/70k for the plot. That leaves about 380k for house, garage and outdoor facilities.

I would guess that the current owner paid a maximum of 400k all inclusive.

Don’t let yourself be confused here and better calculate everything again over the weekend. After all, another 30k would come for notary/land registry/property transfer tax. Many users here in the forum come from high-price regions, for whom anything under 500k = bargain. But it’s not that simple in the rest of the country.

But what the seller once paid is not relevant for the current price, is it?

Well, 2017 is not so long ago that it can be disregarded. For any value increases of 10 or 15%, the time frame is insufficient. The asking price very likely also includes the calculated prepayment penalty of the owner, which the buyer must also pay.

For the price, there is simply no newly built house, as has already been calculated. Then it cannot be too expensive per se.

When it comes to plots, it's simply the case that municipalities no longer have any plots available. The next new development areas will come no earlier than in 2 years. There are already waiting lists for them. Prices with comparable locations are around 135 €. Privately, there are occasional plots starting at 170 €. Last year, there was a privately developed new housing area with 12 plots for 190 € in the neighboring village.
