Purchase single-family house new build energy saving regulation standard prospectively sufficient?

So I only build according to the Energy Saving Ordinance (however, after planning I achieve better values than mentioned above) and live in a condominium that was built 5 years ago to KfW 70 standard (so today also Energy Saving Ordinance). Even this winter, which after a long time was reasonably cold again, we only had the heating on in one bathroom. I currently don't have access to the ancillary cost statement, but even with expensive district heating and three people, it is exactly the same now as I had alone in an old building apartment with not quite 2/3 of the area and gas individual heating.

Financially, this can look different through subsidies, but that is currently changing, so I can't say anything about the current status because I am already building and have not followed it further.

My grandparents lived in Geesthacht. Back then not so nice, a working-class town, but it has really spruced up in the last decade. With the proximity to Hamburg and the location on the Elbe, a nice area :)

That is the crucial statement that is usually neglected here.
You drive a car with 0.4 liters less consumption, but often drive senselessly many kilometers around.
Many endlessly documented calculation values that you read here are often also rooted in the competitive or playful drive of us humans and are often more of a male playground.
If you replace the windows, you could continue with the quality of shading, insulation, roof, heating, etc., you can always optimize everything.
I would rather make sure that the company does it properly and reliably, that would be my most important point!!!
I am often surprised when I read as a guiding principle, "I am building a Kfw xy house." There are technically and politically defined parameters that are not necessarily ecologically or economically sensible. Free yourself from the hunt for values and subsidies and take care of your living comfort elsewhere. This is said by someone who has always lived happily in a normal 90s house and is now rather accidentally building Kfw. In the end, it doesn’t matter with regard to well-being and that alone should be the point.

That's exactly what we think too. Currently, we live in Hamburg-Winterhude in a new building near the city park, but a rental apartment is not the same as having your own four walls with a beautiful garden :)


That's exactly what we are trying as well. It is really difficult not to be deceived or seduced by all these purchasing arguments and supposed advantages.

I find your statements really helpful!!! Thank you again here at this point.

The double or triple glazing doesn’t matter, the window component has a U-value and it fits your house. I guess the consumption value of the houses was once calculated for a shady north-facing location and is relatively high, because defect notifications are not written for half the consumption but for double. If you have a south orientation, the sun helps to heat, both in winter and in summer. Move in first, get to know the house, and in 5, 10, or 20 years you can rebuild/change something. It could be that you renovate for 20,000€ for a saving of 50€ a year, that would be stupid.

Does Benova then act as the developer? If you have other questions about building/buying a house, just bring them on. But in the appropriate subforum :) Is that a Frisian house? I clicked through once: the toilet and shower need to be swapped. Otherwise, a common floor plan that will work. Neighbors have it as a semi-detached house, definitely a bit narrower.
