Massive construction or prefabricated house

Then I actually don't see anything that could speak in favor of a prefabricated house for us. Especially since the sound insulation is probably not at the same level.

Thank you for the many opinions and examples!

I have already been to the local construction company and had a very good feeling, but when you then see the "advertised" cheap prefabricated houses, it does make you think a bit!

We are now drawing the floor plan ourselves, planning, considering, etc.
In November, we will apply for a plot of land and then concrete plans will be made.

If we decide now on the solid construction method, what should we pay special attention to? So where are the hidden costs?
Or can we demand a "fixed" price for the offered house? (+/- a few %)

From a purely construction-economic perspective, I do not see the prospective builders in such a position anytime soon. Since each plot of land comes with a different development plan in tow, the actual drawing can only sensibly begin afterward. What should be defined beforehand is the spatial program (i.e., purely in terms of size, not yet in arrangement and layout).

We are building with a regional carpentry company. The price is estimated to be €18,000 higher than the cheapest found solid construction contractor. However, it provides KfW 40 instead of 55, meaning €5,000 more KfW subsidy. Hopefully lower heating costs in the long term. Fully insulated attic. And overall, "I believe" slightly higher quality. That justifies the additional costs somewhere. And of course, there are also solid construction contractors that cost significantly more.

However, I originally thought that a wooden house would be cheaper than solid construction. And actually, with our provider, it would be. The shell price is great. Unfortunately, he has very high prices for sanitary, heating, tiling, and electrical work, which somewhat ruins the overall price. We have taken tiling and electrical work out of the contract. We reluctantly accept the costs for sanitary and heating because we didn't want to cut out TOO much.

We also built with a regional carpentry company. The construction time was very short (a few days, from the start of earthworks to moving in 7 months), free planning with an architect, and the wooden look is super cozy. Certainly an alternative to a stone house and a prefabricated house. I also experienced their demeanor as more professional than the sign-here-and-today-at-the-promotional-price house sellers.

In my opinion, this is the trick of many prefab house providers or large general contractors. I think the base price is calculated fairly low to attract customers, but the whole catalog prices for the extras are sometimes really cheeky. I find it more pleasant with the smaller ones, you also get a turnkey solution with construction management, but you can negotiate the trades directly with the respective companies if there are any change requests.
