Development Plan/Restrictions
Size of the property: approx. 310 sqm, about 18*17m

Floor area ratio: 1 granny flat in the basement is allowed. §34 Building Code applies (everything as in surrounding development is permitted). Does this mean only the street or also the neighboring street?
Plot ratio: 0.2 is invalid according to the building authority because §34 Building Code applies (everything as in surrounding development is permitted).
Building window, building line and boundary:
Construction only within the building boundaries, extension of semi-detached houses must be aligned at the boundary and secured by building encumbrance, ridge direction perpendicular to the street, base not more than 50cm above sidewalk height, minimum boundary distance 3m, sum of distances 9m.
Roof structures are permitted.
Eaves height max. 3.5m
Number of parking spaces: 1 (optionally one at the neighbor, if the application is approved)

Client Requirements
Style, roof shape, building type: modern
Basement, floors: basement (granny flat with separate entrance), ground floor, upper floor and attic (developed)
Number of people, age: basement (granny flat): 1-3 adults during the day (office). Max. 5-6 adults in the basement (very rarely).
Number of people: ground + upper floor + attic: 2 adults and 1 child (2), another child is in the works soon, so 4 people for ground + upper floor + attic
Space requirements in basement (granny flat): guest bath/shower, open-plan office with small open kitchenette, separate room intended as office/storage or later as bedroom for rental or personal use. Small storage room with optional fuse box. Storage space in the hallway, if possible

House Design
Who created the plan: by ourselves using SweetHome 3D. Various construction providers have reviewed it for static etc. and submitted offers.
-Do-it-Yourself: pulling cables, setting empty boxes (TV/LAN), garden house/shed
What do you particularly like? We like the flexible use, i.e. that you can access 3 residential units separately and use them according to life situation. The upper floor is planned rather low with 2.30m height, but the attic is significantly larger. Here a hobby room, guest room or work room is to be created. We thought that mostly you only sleep upstairs. You live downstairs.
What do you not like? We do not find the layout on the ground floor optimal. We are looking for the best possible compromise to get the most out of the little space. A pantry would be great but we do not like the connection to the kitchen yet, also the guest bath is too small.
Price estimate according to architect/planner: €640,000 (with kfw40, not Kfw40+) ancillary building costs excluded, so about €100,000 extra on top.
Personal price limit for the house including equipment: €800,000
Preferred heating technology: Brötje NEO8 (air-water heat pump with outdoor unit), underfloor heating in basement, ground and upper floor, one central ventilation system each in basement and ground + upper floor + attic with heat recovery
If you have to do without, which details/extensions
-you can do without: internal basement stairs, but should be possible later so plan a separating wall or however it is called, KNX, fixed staircase to attic.
-you cannot do without: soundproofing, extension house, i.e. all 3 floors should be quiet. at least 2x M25 empty conduits per room for LAN, KNX or TV. Garden/terrace/balcony
Why is the design the way it is now? For example
Standard design from planner? No, we collected various offers from prefab house providers for 1 year and merged and optimized many plans/proposals. In the end this came out which appeals personally to us. Of course not yet perfect so we are very happy about further improvement suggestions here.
Which wishes were implemented by the architect? Almost all could be realized.
What makes it particularly good or bad in your opinion? Good that we planned little space for corridors because everyone always said: rooms are important, corridors not.
What is the most important/basic question about the floor plan in 130 characters?
We know there will be a lot of criticism but we are interested in improvement suggestions so that the design is perfect in the end
