No one wants to have to gather the information here. If you are doing edge development and are allowed to, then inform us before we address it. If you are aware that you are falling into a light well, then inform us about it so that we can overlook this planning error.

I already see a structural problem when I look at the large room without supporting elements. Not even the basement, the foundation, has a structurally relevant wall here.



Actually, I mainly see (sorry, yes, they dominate the whole view) plans that are not allowed at all. All the edge developments... to me, the residential area looks more like open development where you can't just dock onto another house so easily. And if you do (north side), then there certainly won't be an east edge development given away by the building authority as a bonus. Under no circumstances would a balcony be conceivable there if it is a normal enclosed property.

The edge developments are altogether too much if you disregard the house. There is some installation built in every corner.

The floor area ratio seems quite generous, yet elements on the house should be subordinate; this can or should amount to a maximum of 1/3 of the facade where the elements are attached, if I'm not mistaken. The light wells are dangerous. You do not plan something like that directly next to the terrace, especially since you lose the possibility of exits from the house with it. I cannot imagine in terms of the danger that something like this would be approved.

Is it really sensible there to bring many strangers/acquainted people "into" the house who basically dance almost in the garden? Standing smoking in front of the window with the smoke rising at your windows? Where are the parking spaces for visitors? Is a club allowed in this residential area? What kind of club is it?

How is the room to be rented on the ground floor supposed to be accessed by the tenant?

Basically, all club members can just tramp through your house... just go upstairs... or do you want to install an intermediate door in the stairwell so that you always need a key with you to do laundry? What about your children? Encounters with club guests in the basement hallway... Aren’t you a bit uncomfortable about that? Your entrance platform is a small bridge? That is also quite elaborate and expensive to do properly. Then again, a concrete hole next to a house opening – I would be afraid for my child every day! The staircase to the upper floor is about a meter too short. The same applies to the basement stairs.

But you haven’t planned that anywhere... where is a large wardrobe supposed to stand? The stroller?

I am missing the feeling of home here. Drive up the driveway, come home. Open the front door, let it close behind you and be alone. Let go of myself. Open the terrace doors and send the children out. Instead, club members romp around there (no matter whether your wife works there). You are never alone. Whoosh, someone is standing in the hallway or in the light well. Peeking under my skirt. No no no...

Unfortunately, there are no posts in the target forum, so I will keep it brief here:

Development Plan/Restrictions
Size of the property: approx. 310 sqm, about 18*17m
Slope: no
Floor area ratio: 1 granny flat in the basement is allowed. §34 Building Code applies (everything as in surrounding development is permitted). Does this mean only the street or also the neighboring street?
Plot ratio: 0.2 is invalid according to the building authority because §34 Building Code applies (everything as in surrounding development is permitted).
Building window, building line and boundary:
Construction only within the building boundaries, extension of semi-detached houses must be aligned at the boundary and secured by building encumbrance, ridge direction perpendicular to the street, base not more than 50cm above sidewalk height, minimum boundary distance 3m, sum of distances 9m.
Roof structures are permitted.
Eaves height max. 3.5m
Number of parking spaces: 1 (optionally one at the neighbor, if the application is approved)
Number of floors: 1 + granny flat in the basement, so 2 full floors
Roof shape: gable roof, 45 degrees
Orientation: SW

Client Requirements
Style, roof shape, building type: modern
Basement, floors: basement (granny flat with separate entrance), ground floor, upper floor and attic (developed)
Number of people, age: basement (granny flat): 1-3 adults during the day (office). Max. 5-6 adults in the basement (very rarely).
Number of people: ground + upper floor + attic: 2 adults and 1 child (2), another child is in the works soon, so 4 people for ground + upper floor + attic
Space requirements in basement (granny flat): guest bath/shower, open-plan office with small open kitchenette, separate room intended as office/storage or later as bedroom for rental or personal use. Small storage room with optional fuse box. Storage space in the hallway, if possible

House Design
Who created the plan: by ourselves using SweetHome 3D. Various construction providers have reviewed it for static etc. and submitted offers.
-Do-it-Yourself: pulling cables, setting empty boxes (TV/LAN), garden house/shed
What do you particularly like? We like the flexible use, i.e. that you can access 3 residential units separately and use them according to life situation. The upper floor is planned rather low with 2.30m height, but the attic is significantly larger. Here a hobby room, guest room or work room is to be created. We thought that mostly you only sleep upstairs. You live downstairs.
What do you not like? We do not find the layout on the ground floor optimal. We are looking for the best possible compromise to get the most out of the little space. A pantry would be great but we do not like the connection to the kitchen yet, also the guest bath is too small.
Price estimate according to architect/planner: €640,000 (with kfw40, not Kfw40+) ancillary building costs excluded, so about €100,000 extra on top.

Personal price limit for the house including equipment: €800,000
Preferred heating technology: Brötje NEO8 (air-water heat pump with outdoor unit), underfloor heating in basement, ground and upper floor, one central ventilation system each in basement and ground + upper floor + attic with heat recovery

If you have to do without, which details/extensions
-you can do without: internal basement stairs, but should be possible later so plan a separating wall or however it is called, KNX, fixed staircase to attic.
-you cannot do without: soundproofing, extension house, i.e. all 3 floors should be quiet. at least 2x M25 empty conduits per room for LAN, KNX or TV. Garden/terrace/balcony

Why is the design the way it is now? For example
Standard design from planner? No, we collected various offers from prefab house providers for 1 year and merged and optimized many plans/proposals. In the end this came out which appeals personally to us. Of course not yet perfect so we are very happy about further improvement suggestions here.
Which wishes were implemented by the architect? Almost all could be realized.

What makes it particularly good or bad in your opinion? Good that we planned little space for corridors because everyone always said: rooms are important, corridors not.

What is the most important/basic question about the floor plan in 130 characters?

We know there will be a lot of criticism but we are interested in improvement suggestions so that the design is perfect in the end

I am amazed and understand almost nothing: instead of a site plan with measurements or something, I see an aerial photo section with an inserted hybrid of floor plan, roof view, and various other things, on the one hand at best in the mature stage of a study / off-limits concept study (so still far before a permit planning), but on the other hand already with marked network sockets (sympathetic, but classically put, not a typical first step). And judging by the roofscape, it seems more like an 80s residential area – so absolutely no old village core with unredeveloped parcels, but still one with an almost naturally two-sided edge development, including rooms without border privileges. On the other hand, you behave authentically like a layman, so I then doubt again whether I have landed in a fake/troll post. Maybe you should start at the beginning and enlighten us.

I would rather say: fearlessly tried to stir up a Frankenstein’s Wolpertinger from it.

Whether the improvement suggestion "get rid of it and start over" really pleases? – I have already experienced something different here.

And I first thought, "Sleeping / executive office / packing room" couldn’t be topped anymore :-)

SweetHome 3D is only used when the 2D approval planning is to be visualized.
You could have saved yourself a lot of work.
It is more important to work out the basics.
A grid or mm paper and pencil are sufficient for that.
Your property is 18*17 so according to 34er 12*11 is the house.
Measurements are more important than pictures.
