You don’t need to struggle with the basement usage layout when its function is uncertain anyway. The ground floor offers enough problems. Dining area dimensions are optimistic. Lounge corner without a TV? Bathroom walls are very thin and directly adjacent to the living area. Access to the bathtub bathroom is directly in the hallway in front of the front door, with a lot of porcelain in a small space – is that barely 8 sqm? Lots of empty circulation space inside, storage room too far from the kitchen, study with what function if the entire basement is supposed to be office space? Your rooms hardly have more space than in a small apartment. The center of your house swallows usable space without function.
