And we are not tearing each other apart; we are just pointing out where we see a mismatch of cost, benefit, and sense. Once again, the basement will easily cost you 250,000 euros. Even with a return of 800 euros per month, which is optimistic, that's roughly 25 years until it pays off, calculated simply and without a crystal ball (those are cloudy in times of crisis). Your house will probably be worth more as a cozy single-family home with space for grandma than this chimera.

I mean, you are asking for improvements here, but you don’t address any or even see or understand the improvements.

… nobody is saying that. You come here with things that nobody advised you to do.

… Katja and I already did that… but nothing comes of it.

Why are you here? There are people who accept constructive criticism (and very constructive criticism came from Katja, ypg, myrna and co!) and are grateful for it. And then there’s you. When reading the 9 pages straight through, as I just did, your reactions are extremely exhausting. If your reading and response comprehension were only half as developed as your bite reflex, you’d be a good deal further along here already...

Just get to the point! Why the strange clubhouse in a residential area? Just be honest! Are you creating new living space, comparatively very expensive in 2022, just to rent it out? Please calculate whether it "pays off" for me, but with all components... that would be the financial side. It’s definitely not worthwhile from the living value of the rest of the house. Yes, I know "BUT EVERYONE ELSE ON THE STREET !!!!1111!!!!". Whatever. Calculate honestly!

And respond substantively yourself to the substantial posts of the above-mentioned. You don’t even need to answer mine, I can already guess how that will be received ;)

Yes, that suggests that one is not able to cope with the subject matter and instead invents side issues to distract from the topic. But why? We don't need anything sugarcoated. After all, we don't pay for the house and, fortunately, we don't live in it either.

I don't feel like discussing the pros and cons of a general basement apartment when it is explicitly requested. If some people don't have the money or understanding for a rented basement, they shouldn't be generally against basements just because it's expensive or doesn't fit into their "this is my one and only dream house." I never spoke of a clubhouse :-) And never said that I want to build a basement purely for financial incentives.
And a basement is just a basement and not a sunny courtyard, unless you build on a slope.
What bothers me about Katja's proposal is only the small bathroom and the double hallway. Otherwise, I think it's better if the toilet and bedroom are not adjacent to the living room.
Can someone also say something about the ground floor and make a proposal like Katja?
