Good day,
we have been reading along in this forum for some time now and have finally received our first draft from the architect. We are not completely satisfied and wanted to ask for advice here before our next meeting with the architect. We were not sure whether we are allowed to simply post the architect's plan here, so we have redrawn it, but the most important points should be recognizable.
Development plan/Restrictions
Size of the plot 350m2
Slope no
Site occupancy index 0.4
Floor area ratio 1.2
Building window, building line and border
Edge development yes
Number of parking spaces 2
Number of floors 2+attic
Roof shape gable roof roof pitch 46°
Style direction ?
Orientation
Maximum heights/limits Wall height up to 7.5m above street level, house length directly affects roof height due to fixed roof pitch and thus influences the setback area.
Further requirements terraced development (house/garage/house/garage…), fire protection wall without windows on the west,
Requirements of the builders
Style direction, roof shape, building type gable roof mandatory
Basement, floors No basement (for cost reasons)
Number of people, age 4 persons (34,33, 4, 2)
Space requirements on the ground floor utility room, kitchen, living room, dining room, WC
Space requirements on the upper floor bedroom, dressing room, bathroom, office, laundry room
Space requirements in the attic Child room 1, Child room 2, bathroom
Office: family use or home office? Both, currently 95% home office
Overnight guests per year not relevant
Open or closed architecture open, living room and kitchen separated by dining room
Conservative or modern construction
Open kitchen, kitchen island Kitchen island, but not at all costs
Number of dining seats 6-8 seats
Fireplace no
Music/stereo wall TV in the living room
Balcony, roof terrace no balcony
Garage, carport double carport + extension for bicycles and small workbench (two parking spaces must be designated, parking spaces behind each other are not permitted)
Utility garden, greenhouse only small vegetable and herb bed
Further wishes/special features/daily routine, also reasons why this or that should or should not be KNX (brother-in-law is master electrician but without own business), controlled residential ventilation, photovoltaics, seating window on the ground floor, bathtub not necessary; my wife has always fancied a straight staircase, if it fits in here sensibly we are open to suggestions.
House design
Who made the planning:
- Architect, first draft
What do you particularly like? Why?
What do you not like? Why?
Arrangement of the windows (outside view)
GF The living room is too small, guest toilet too narrow,
UF Access to the laundry room through the bathroom, many doors in the bedroom (doors to bedroom and dressing room will be removed)
Attic Child room 1 only one window, knee wall only 0.75m, we will increase this to 1.1m, cross gable not symmetrical, cross gable possibly to save for more photovoltaics.
We will have the attic floor completely redesigned. Child rooms on the east side, bathroom in the northwest, and the storage room in the southwest.
Price estimate according to architect/planner: 550k€
Personal price limit for the house, including equipment: 450k€ (including own work)
Preferred heating technology: ground-water heat pump + photovoltaics, for cost reasons probably rather air-water heat pump + photovoltaics
If you have to do without, on which details/extensions
- can you do without: kitchen island, bathtub
- cannot do without:
Why is the draft as it is now? e.g.
Which wishes were implemented by the architect? Room program implemented by architect.
What makes it particularly good or bad in your eyes?
We only had a rectangular house in mind, with the cuboid we gain some space on the ground floor and a double carport is possible. Also, with the current height (12.25m), the house must be at least 4.9m (12.25*0.4) away from the neighboring property.
What is the most important/basic question about the floor plan summarized in 130 characters?
How can we sensibly divide the ground floor so that the living room is not too cramped.
We are also considering whether to extend the house to 11m.
