The spacing situation is as follows: at the west boundary there is an obligation to build an extension; there the neighbor has to erect a single-story intermediate building (garage / carport) due to chain house development; at the east boundary (boundary line between chain house and semi-detached house development) normal boundary distance, i.e. 0.4 H (we are in BY – what about the 16m privilege?) for the house and boundary building privilege for garage or carport (if the average wall height is under 3m). The plot width is, if I understand correctly, 13.00 meters. has unfortunately been driven away :-(

Please excuse me for not tinkering with the architect's design. I don't think it's that bad. However, it's somehow not really my thing.

I hope I have interpreted the row house thing correctly. Initially, the plan was made with only 2 parking spaces in the "front yard." Half of them could still be covered so that the windshield stays ice-free in winter. If that's not enough, the house as a whole must move accordingly into the garden. The slope of the property also plays a role in the driveway here.
The attic floor is only 7.10m wide to maintain the distances. Optional balcony for the kids, where (hopefully) the outdoor unit of the air-to-water heat pump can be accommodated. Utility room directly below.

This is actually very good, as I am currently focused on the architect's design and have based all variants on it. Your design is something completely different now. I hadn't even thought about a different arrangement of the staircase and relocating the "technical room." Thank you very much for that. I have two questions regarding the design. 1. Are there any problems if the technical room is moved to the upper floor? Does space for technical equipment still need to be reserved on the ground floor? 2. The bathrooms are not aligned here. Are there any problems with this?

Thank you for the hint, I didn’t know that. I googled it, so we should only have to maintain the minimum distance of 3m. Clarify this with the architect, he should know.

To my knowledge, no. In this case, a shaft would probably be planned in the guest WC for the pipes. But it's best to ask the supplier or architect on site.

As long as you find a way for the pipes to go down, everything is fine. For the children’s bathroom, it’s a bit tricky. If you look closely, you’ll see that I have installed a drywall along the fire wall, which extends up to the staircase. This runs through all floors at the staircase. The pipes are supposed to "disappear" behind it and be routed to the front.

The supplier only cares that the lines are not built over up to the house entry. You can also install your heating and all distributions on the upper or attic floor; someone here in the forum has already done it this way: or also
