We will try to take that into account. Makes definite sense. As I understand it, the cellar would only start at the stairs and then continue eastward. So a kind of partial cellar. But that would probably depend on the positioning of the building on the slope. Ideally, the cellar would be "only" about 60 sqm.

I was thinking more like a residential ground floor and first floor, no basement

I'm getting a bit confused with the terminology now. What is the difference for you between UG and cellar? UG = cellar with living quality? We like the idea of having an upper floor with great sightlines, including views of the treetops. Of course, not at any price. We can't really imagine how a living space and kitchen dining area would work on this property if it is located in the UG. What are, for example, the lighting conditions like? How does the western part, which is more on the slope, feel? But we will go through all of this with the architect. The current design is not set in stone and we are open to other solutions.

Open space on the ground floor with desired sight lines into the trees.

I really like your design. But the eastern area needs to be toned down. I’m not sure if the height will work with the residential partial basement. Let’s see what the architect says. I’m also starting to have doubts about the budget.

Thank you for your thoughts. I am also not sure if everything will work out without exceeding the budget.

We will discuss this on site and at least have a design with two levels based on the current draft created. Maybe an additional reduced design with three levels can be developed that largely respects the existing layout. For now, I trust his creativity :)

Here again, a little better.


Raise / level the ground floor to about 143 in the west.
Attic with no or only a small knee wall. Roof pitch 45 degrees?
Level to about 140 in the east. Basement level.

This way it fits the slope a little better.

No retaining walls are needed and there is little earthwork.
