Unfortunately, the garage (east) will probably be significantly (1m) lower than the house. That will be interesting with the 3m height limit in BW.
At least it concerns the same boundary where the neighbor apparently has already solved this.
That's true. Today the updated offer arrived. In total, we are now just under 500k€, however turnkey including excavation soil class 2-6 (without disposal, as we need to fill up properly). Ancillary costs such as construction site setup, surveying, etc. are already included. Some ancillary costs (soil survey, construction power, building application...) of course still come on top.
Don't forget that the innocent little word "ancillary costs" here does not correspond to something on the scale of a Christmas bonus, but rather to something like the difference between cold and warm rent, or gross and net salary.
Kitchen recess: niche for groceries (not walk-in, but a compromise instead of a storage room, since ours is in the basement)
Sort of yes and no, you can do it – but then it is cheaper not as a wall, but more like a built-in cabinet (since it is only practical in a limited height range, and below and above should then be better usable from the other side). Overall I consider it a borderline crazy idea as soon as the kitchen planning becomes concrete.
Living area as a passage room: wanted by us, since we don’t often go from the upper floor / hallway to the kitchen.
That is one of the most curious reasons I've ever read here – just as a side note.
Walking back and forth to and from the kitchen area is pretty much the core of every sitcom.
The upper floor itself is nicely tidy and well utilized.
I would almost have agreed if it weren’t almost 98 sqm of floor area.
In my opinion, the building mass is also unfortunately placed so that the garden is maximally chopped up. I would rather go wider instead of deeper.
I agree – but I assume that the gable width came about due to height restrictions combined with the knee wall request of 220. All in all, a typical general contractor’s design. However, there isn’t much room in width if the black frame is the plot and the open area on the left side of the plan no longer belongs to it.
