Floor plan single-family house, 1.5 floors, 2 children's rooms, 2 offices - is area usage optimal?

We have an appointment with the kitchen planner on Friday. Exactly to either bury or finally decide on the points kitchen niche as well as kitchen door vs. floor space.

True, the hallway could be narrower. Honestly, the hallway is only wider so that it benefits the living room wall in the north. Mhm. Do you have any ideas to improve that?

Swapping kitchen/living is the classic. However, that is not an option for us because we want to enjoy the view facing south from the living room and don’t want the kitchen to be so dominant/central.

Definitely. If the street in the north is not a highway, then place the house right up to the 3m minimum distance. You can't use that area for anything at all. And whether the guest looks at that street from their room or on the toilet... who cares? ;)

A wide piece in the west can also be very charming. I wouldn't change that. Put the house in the north right up to the building boundary, then the garden in the south will be large enough.

Then push it against the house wall and take the dining area as the dominant meeting point. Because if you are sitting on the couch, it is already too dark for a view ;)

In the development plan (text part, graphic part) I haven't found any information about that. To me, it seems that only the height restrictions must be observed.

And cleverly, the couch is not even drawn in .. I suspect with its back to the lower window of the plan, because there has to be some reason for it

... I could imagine the wall unit is there.

What are BZH and mbH?

That depends on what the deviations from the drawer design are. Basically, catalog houses / standard house types are advantageous insofar as maturity arises through the "series" (and, for example, the statics can also be used multiple times).
