Does Allkauf Haus offer a full basement for 9999€?!

I would like to add:
- Are light wells included?
- Are drainage and rainwater pipes included?
- Excavation deposit costs if there is no possibility to store the soil on the property.
I absolutely agree with Häuslebauer - these costs will definitely come up, just as own work.

you are absolutely right, I forgot to mention the positions.
If I have calculated correctly, I come to about €10,000 just for the so-called incidental costs for excavation work, earthworks, surveying services, connection to the public network, etc.
And there is still no basement on our property!

So, our additional costs amount to 30,000. The house connection was expensive: 20,000, because we are connected to district heating. Our basement costs 26,000; we had to do the rainwater pipes ourselves as well as the light shafts. That’s another 1,500 on top. And that’s not even a living basement! Well, Kfw40 with WU concrete, well insulated also under the floor slab. So much for 9999 basement

I have read through all the questions and answers on the topic of basements for €9,999 here.

Just for comparison: A proper garage with foundations and a floor slab, 3m x 6m, quickly costs €7,500 and more!

How on earth is that supposed to work with a basement?

As a rule of thumb: You have to reckon with about €380 / m² of floor area for a usable basement.

So a usable basement with 100m² floor area = €38,000

Who finds the difference?!

Finally, my tip:

Before signing the construction contract, better ask a professional, for example by contacting the Baudirekt emergency service for builders. Asking afterwards is often expensive!

For 9999 you get the concrete walls put up with the openings for the windows! And that’s a good thing.
The rest you have to do yourself.
2-3k € for the stairs
Something for the so-called windows and the exterior insulation and another 2000 for the excavation.
You don’t have to pay more for a usable basement.
So max. you come to 20000 €
It’s just like with electrical appliances.
Expensive doesn’t mean better and some want 50% more money for the same device.
Why always the expensive stuff.
Besides, with the promotion from Allkauf Haus even more is included in the price.
They manage the prices because, unlike other companies that build only max 500 houses a year, they sell over 1000 houses and in production Massa Haus and Allkauf Haus join forces and I think there’s a third company as well.
So the basement is fine, my sister has it too and is satisfied. She paid 19000€ for everything she needed for the basement.
I’m also building next year with Allkauf Haus or Massa Haus and know that the price-performance ratio is right.
