Be careful of possible real estate transfer tax also on the house.
Papa State is already happy, the plot has already been purchased by the OP.
So the calculation would be as follows:
Plot approx. €180,000
Land register & notary approx. €3-3,500
We will omit real estate transfer tax on the plot due to the Hessian grant
House: €500,000
Additional costs including earthworks: €100,000
Real estate transfer tax on the house: €30,000
€850,000 - €813,500 = €30,000 margin
Edit: At lebeninfulda.de/Grundstücke you can find a sold plot with 576 sqm. Is that the one from the OP?
