I see it the same way. I like our guest toilet by the entrance, although with a shower it is not ideally located. Many try to plan the toilet away from the dirty area. However, there is also the staircase there and the kids are no longer so small that you can train them to take off their shoes immediately. And: whoever comes home washes their hands - a sensible ritual :)

If it is a plot with a "developer tie-in," then they should at least be more familiar with the specifications of the development plan than competitors and therefore be a better choice for that reason alone. Perhaps they even influenced the plan beforehand so that the requirements were favorable to them (e.g., a competitor’s roof design has worse prospects because of greening). Be cautious about possible property transfer tax also on the house.

Soil pipes are pipes and thick; water supply nowadays often comes through "hoses" and is therefore "quite uncritical" regarding the exact routes.

Good. Based on and I painted a bit more, and just put that into an email to the company, let's see what comes back. Whether the WC in my painting is big enough, no idea, they can better adjust that in the program so it just fits. It's enough to visualize the wish.

If you do it like this, you can consider giving the utility room a side entrance (on the wall side with the garage, but not into the garage). Then you could add a dirty utility sink there, for when you come back dirty from gardening or something. Although I also first asked about the price tag there, a side door is something different from "just" moving walls.

The roof structure is really not important to us. (Although I actually like green flat roofs). IF they really had influence there, it would have been a project over many years; the plan is already somewhat older. But – the others there failed FOR US for completely different reasons than the roof.
