Why?
When you buy the house and property from the general contractor, you pay real estate transfer tax for both.
If you buy the property independently, you only pay real estate transfer tax for it.

You have not really explained sufficiently how this is supposed to work differently in your scenario.

There is no builder binding, we are in contact with various prefabricated/solid construction planners and an architect and are still relatively far from making a decision.

It's clear, only if your planner (= construction company) buys the plot and you then buy the plot and house from them, you would have the developer tie-in.

That is clear, but he also mentioned that he would separate it to avoid exactly that.
