Yes, only with a view from the street, and the rest then feels 'cut up.' Neither is a disaster, but so far enough to prefer the alternative.


True, that seems like a good option for this variant at first glance.


If both the living room and children's room are to be in the SW, the children's bathroom will inevitably always be at least nearby. It may be that there is a better plumbing solution, but we have already gone through a few reshuffles. What I don't understand is the question about skylights – what does the lighting of the upstairs bathroom have to do with what is underneath on the ground floor? Currently, the upstairs bathrooms only have side windows planned.


The budget will grumble about inflation over the past years, but due to the cheap land price, it will be sufficient.

For heaven’s sake, no! You can’t misuse the dough resting period any more profoundly. The (only) sensible steps are setting the switches and the construction pre-application.

If you want a SW garden, this is the only option. The bathrooms on the upper floor have no windows according to the plan in my opinion?

Hopefully the floor plans are not finalized yet.

I am glad that finally an architect has "intervened."
In my eyes, V3 is a very good approach. And at first glance, everything looks neat and logical - except for the very poorly zoned open-plan living area.
V2 is, in my opinion, not necessarily your preliminary work to be finalized either - even if the architect made an effort to bring professional requirements and wishes together.

I will throw in a few objections to V3 - whether they improve, change, are understood, or accepted is another matter. But I think there is still more potential.

These are:
- poorly zoned, yet very large open-plan living area -> the missing office could be added in the northwest (see sketch)
- I recall that the "granny flat" is for the visiting parents? I would plan a smaller kitchenette there; vacation apartments have smaller ones, where the hotplate (electric plate) is portable. That should be enough.
- Also, I would consider the option of connecting the WC and the granny flat bathroom (transparent sliding partition). This brings light and saves space. The "barrier-reduced" circle in the guest bathroom does not make sense to me because you can’t even get into the granny flat bedroom without bumping into something.
- Personally, I don’t like the side entrance. It also wastes living space and brings street dirt onto the stairs.
- Upstairs, I would forego south-facing windows in the bedroom, put the bed under the slope. The dressing room is too narrow - overall there is thus too little closet space in a 230 sqm house.
- That brings us to storage space, which is completely lacking. There is nothing downstairs, not even a closet for clothes in the freezer room. There is no office either, where another closet could stand. Washing is to be done in the small upstairs bathroom and there is nothing for drying laundry. Where to put suitcases and decorative stuff? There are no options except to clutter up the fitness room. I think the house is big and expensive enough for this to be addressed.
- One could now complain that the children’s rooms are next to the bedroom, but I don’t find that so bad.
- Basically, the bathrooms are really tiny. They may be enough for morning and evening washing, but not more. I would properly combine the areas.
- I like the work corner for the work alternative (sewing machine, writing letters, sorting bills) but as a main office with printer, in my opinion, it is not suitable.

I tried to position the staircase differently but didn’t get far with the upstairs...
For the upstairs, the tip: build a closet yourself under the sloping roof in the bedroom with 80 or 100 cm depth - this way you make efficient use of the slope.

Overall, it would be too little house for so much space (230 sqm). The open-plan living area is the only generous space - besides the fitness room. But everyone has to set their priorities themselves.
And I doubt the single-story construction. With dormers and this KS, it would have to be two stories (without calculation, estimated).

Not dealing with the other topics is supposed to help think more distantly about the design? On the other hand, insights for the floor plan could still arise from the side issues.


Nothing is finalized. And regarding the bathrooms: The architect was against windows in them, which is why in his (elongated) designs none are present, because they have not been further developed so far. But in the one we favor, there certainly are.
