Floor plan of a new gable roof house, 145 sqm, 9 x 11.5 m, shortly before building application

They are really strange if this is not a misunderstanding. Tell me, what is the name of the development plan (Posemuckel No. 234 Wiesengrund II, no link !) Do you have no opinion on my suggestions regarding the rotation or the truncation?

I find the rotation difficult, because with all the windows along the entire length, you only have three meters to the neighbor. I am glad about every centimeter more distance, especially since we assume that the neighbor will place their garage here (in the north).

I am still thinking about the cutting ... if the kitchen is to stay in front, we would have to forgo the island; if the living room were placed there, maybe a cupboard or the piano could go here ... as I said, I am thinking it through and will sketch it.

Is the name on the plan? I can’t find anything proper ... from Pröll - Milder GmbH, 07KDL17014, otherwise only the development plan from the city, north-west area. The responsible woman at the municipal association apparently thought it was okay as is, but the superior processor of the district apparently thinks otherwise. They apparently had this problem with already submitted building applications. It is still being clarified.

That sounds like information from the plan's title block - but you should know the name of your municipality and your development area (?)

Of course they tell you that. They already have a problem with the two doors on the upper floor in the planning. They don't feel like optimizing.
Or how is it to sit on the sofa and know that something is happening upstairs? Although, not everyone is sensitive to that.

See my suggestion.

Optimized again because I found the hallway on the upper floor a bit claustrophobic. Now with an open "dressing room," which I wouldn’t really call a dressing room anymore, but an open space with light coming through the dormer and enough room to accommodate cabinets for clothes and cleaning supplies. Only a sideboard with underwear and socks in the bedroom and the possibility to hang/lay out currently worn clothes. (although there would still be enough space for a 2.5m wardrobe)

But, as I said, I have something completely different in mind.
Question: Does the garage also have to be 5m away from the street, or can it be planned closer to the front?

we have almost the same floor plan over all 3 floors as you :)

Only on the ground floor, cloakroom and guest WC are swapped, and both the cloakroom and WC are enclosed rooms. So visitors don't have to see all the mess there. The entrance area is nice, bright, open and spacious. Our visitors have often noticed that too.

The attic is exactly the same for us as well, regarding the stairs and all the children's rooms, bedroom, and bathroom. Concerning the dressing room, we also thought for a long time about doing it exactly like you. In the end, we decided against it and simply left a long corridor. With a window across the entire corridor width, which is also a dormer. It will be a play corner in the future and, when the children are older, a reading corner.

The basement is also almost identical; we even have all 4 light wells almost in the same positions :)
