Floor plan of a classic single-family house on a 700 sqm plot with east access

I looked at the measurements again: even the sofa corner is too narrow at 2.84 in the RBM. You would have to look for a narrow family sofa. Lamp, side table or magazine basket all have to be arranged in front of it. I personally like these narrow houses, but they would then have a more open floor plan, so that would fit again. I would probably just plan the house here one meter wider – there is no reason for this house shape. How is the "separation living unit 1" to be understood? That doesn't work as a separation! Not even later. The bathroom would then be for everyone.

The kitchen should not be furnished exactly like that. So far, it only says that we want a sliding door, preferably a small cooking island with seating, and a terrace door that can be unlocked from the outside. A side-by-side fridge should also go in. The rest is still completely open/unplanned.

I have seen development plans with teething problems many times, but here and today for the first time one with rubella ;-)

I am missing window dimensions in the plans, the planner was quite generous with the load-bearing walls, in several places we need to practice the octameter grid again, and the wall limiting the closet in the bedroom is simply wrong.

Elevations could be helpful. In which service phase are you?

I explain elsewhere the architect's schedule according to the HOAI phase model. Two things strike me as inadvisable about this approach:
1. Sending the [Mohren] into the desert after the approval planning and then setting off alone with his pedal boat into the rough sea is, in principle, not a wise idea. In my opinion, the only thing topping this is making the cut after service phase 4, because this interface is even more unsuitable than if you at least include service phase 5. Moreover, the willingness to enter into an architect contract only up to and including service phase 4 is unfortunately often a hallmark of architects who are not great practitioners in two respects: namely in terms of calculation and construction supervision.
2. That you are looking for a general contractor (GU) would be two mistakes in one: firstly, you should not do that, but the architect should; and secondly, I would never actively pursue a GU at all, but merely allow in the tender that GUs may also submit bids. Self-awarding, even if not conducted as individual awarding, is dangerous territory.

I don’t want a direct view into the living area right now, so our tastes just differ. ^^

I gladly save the 8 sqm hallway and use it elsewhere.

I’ve also considered making the house one meter wider. That would be 28 sqm more with 14 m length and 2 full floors,

What pitch is the roof supposed to have? Have you already calculated how much space remains? The width of 8m does not make it any better.

Why only 8m wide? Are there reasons for that? What did the architect say about it or was that his idea?
