As already asked: where are the two separate living units in the mind?

If the bathroom on the ground floor comes after the stairs, you could put in a door there and have living rooms, kitchen, and bathroom. Upstairs, you could, for example, put kitchen connections in the study and then have living rooms, bathroom, and kitchen in two separate living units.

Plan differently?…!

I already understood "plan differently" the first time. But so far, I haven't come across any floor plan that does without circulation areas and at the same time fulfills my other wishes. "Plan differently" is easy to say when no concrete proposal is made.

Who sets the 14 meters? Sorry, but I'm missing some planning status here, the ability to change something or everything. There's nothing about this plan to insist on.

You simply said "make it a meter wider." That made your suggestion sound to me like simply enlarging the house. Of course, the plan is not set in stone and can be changed as desired.

The kitchen should not be furnished exactly like that. So far it only says that we want a sliding door, preferably a small cooking island with seating, and a terrace door that can be unlocked from the outside. A side-by-side fridge should also be included. The rest is still completely open/unplanned.

Windows, as mentioned, are not planned yet. In the kitchen, the lockable terrace door was important to us at first. However, if we implement the plan as is, of course more windows (bands) will be added.

With the room dimensions, however, the wishes are not feasible. I also suggest for another version a separable pure living room area and cooking/eating together, which also saves a table.

If it’s supposed to be furnished differently as well, then it definitely doesn’t fit.

I’ve also considered making the house one meter wider. But with 14m length and 2 full floors, that’s 28 sqm more, so over €50k and a total living area of about 200 sqm.

There are no renderings yet. We are first fixing the rooms in their positions and dimensions. Then we’ll go deeper into detailed planning with windows and facade.

The wall is simply shifted by its thickness. I like M. C. Escher, but I wouldn’t want to reconstruct him.
Window details not planned yet, okay (the answer to my question about the planning phase is probably: 2), but as it stands we can’t even check if that roughly fits (we don’t see any difference, for example, which windows are supposed to be knee wall windows).

Our architect actually only offers phases 1-4, since he is 80% employed by a housing company and lacks the time.

That’s quite a loss: planning phase 5 is really a crucial basis, you can’t build a meaningful tender on phase 4 alone.

2.84m might actually be just a bit too narrow. Currently, we have 3m for the couch and floor lamp in the corner. It shouldn't be any less.

Who is supposed to live on the ground floor? The bathroom isn't age-appropriate either.

The fact is: the narrow house hardly offers any decent living spaces due to the hallway downstairs.
