Price estimate according to architect/planner: the architect is only doing stages 1-4 for us. We have not yet decided whether we will look for a general contractor or do individual contracting and find a construction supervisor.
I explain elsewhere the schedule of the architect according to the phase model of the HOAI. Two things strike me as inadvisable about this approach:
1. Sending the poor fellow out into the desert after the permit planning and then letting him set out alone with his little boat into the rough sea I fundamentally consider not a wise idea. This, in my opinion, is only topped by making the cut after stage 4, since this interface is significantly more unsuitable than if you take at least stage 5 with you. Moreover, the willingness to enter into an architect contract only up to and including stage 4 is unfortunately often a hallmark of architects who are not great practitioners in two ways: namely in terms of calculation and site management.
2. That you are looking for a general contractor would be two mistakes in one: first, you should not do it, but the architect should; and second, I would never actively seek a general contractor, but merely allow in the tender that general contractors may also bid. Individual contracting is, even if not conducted as single contracting, a dangerous terrain.
