Draw all the furniture you have or want to scale, including the building services with all required distances. Make sure that the table and the freezer need movement space. I would reduce the courtyard. The area costs

What should go into the storage room on the upper floor? Maybe you can use the attic for things you rarely need? Then you could use the storage room as an office and have more space downstairs. Then swap the living room and kitchen and use the office as a pantry. This way, you also have space on the right side downstairs for the guest toilet, which I would always plan at the entrance, especially with kids who want to quickly use the toilet from outside and certainly won’t take off their shoes.

It's just difficult without useful information from you. Regarding the utility room: with three children, I wouldn't want to do the laundry with a tower washer and dryer without any space to put things down or a drying area for easy-care laundry. I wouldn't even do that for our two-person household. There is also a pinned post about what the utility room is mostly used for. Perhaps you could create a utility room upstairs? I find the pantry, for example, too large in relation to the room requirements. The guest WC is well located, even if many guests sleep in the office. The fireplace restricts the room: the living room is barely 15 sqm, watching TV is not possible with the planned furniture arrangement. I find the island too large. The kitchen doesn't really feel like a room. From what can be seen of the rest: I would rotate the garage towards the house entrance – but you can't see everything and have to guess a lot.

Hello,

why does the kitchen somehow not feel like a room? Everything is just open. The pantry is that size so I can store everything there... kitchen appliances, etc... I don’t want to have them lying around in the kitchen. I would like to use the storage room upstairs with a big cupboard to store things for the bathroom... children’s stuff... and whatever else comes up.

Living room, dining and kitchen are all open, I think many people have 15 sqm in the living area... only a sofa, a table and a TV go in there.

Unfortunately, the house costs are already enough, we won’t be able to make it bigger. Also, when the children have left the house, what do you want with a huge house?

Furthermore, the building envelope does not allow for a bigger city villa. How did you build yours?

It's not about the square meters, but how and why.
There have already been 200 sqm floor plans for 3 people that have artificial bottlenecks and make every Flair113 look like a spacious palace.

Write down your exact room program. Not bedroom, kitchen, bathroom
but
Bedroom bed dimensions 210x220 cm
At least x centimeters between wall and frame
At least 400 cm wardrobe
etc.
Then take your floor plan and draw the furniture to scale.
For tables, please make sure there is at least 80 cm between the table edge and the wall/wardrobe.
Direct walkways, sightlines appear more spacious than a slalom.
