Wow, I am really impressed with the great tips you get here :-) If you think about it more closely, you might not need a playroom after all; the idea of course came from friends of ours who did exactly that ;-) I have now created a floor plan without an attic (I only read about it afterwards :-) ). Maybe some of you have a few tips for this too; as I said, I am an absolute layman in this field. I do hope that we will still be friends after the construction, but currently we communicate quite well among ourselves and basically want to go in the same direction.

What I notice: Hallway From my point of view a disaster. Long and narrow. You end up falling over each other while getting dressed and it’s not really enough for a wardrobe either. The space under the stairs will be used up quickly. Living room It’s not my taste to see the couch from behind. We had that in the old apartment and somehow it always looked ... makeshift. Guest bathroom Does there really have to be a shower in the guest bathroom? Or wouldn’t a toilet suffice and you’d gain some space for the hallway? Master bedroom I would swap it with the upper children’s room and then move this one slightly down (you can still make the dressing room). This way you have a shorter way to the bathroom. The kids have young legs and you guys will live in the house longer than they will. You can still put the doors there, the rooms get a slight advantage, which I always like anyway because it loosens up the “square, practical, good” a bit.

I don’t get it. What about the maximum wall height of 6.20 m? Isn’t that exceeded in the second upper floor with the monopitch roof? Or does the limit no longer apply for a setback floor?

A planner should weigh the possible and the desired here. According to your calculation, the attic only has a clear height of 2.05m at the highest point, since the roof construction is closer to 30 than 15 cm and the tolerance, as already mentioned, only applies to the absolute value above sea level. I would have calculated like this (without regard to current requirements for full floors, sound and thermal insulation): - clear height ground floor and upper floor each 2.50m - 0.20m ceiling 8.25 - 5.40 = 2.85 minus 30 cm roof construction leaves 2.55m clear height attic. A pitched roof or recessed top floor belongs to the weighing process just as much as the exact construction of the sections with feasible component cross-sections. That would have to be coordinated with the approval authority. There are different views on wall, eaves and ridge heights with recessed top floors and shed roofs. For example, it depends on how far the recessed top floor is set back. The fact that the current BayBO no longer includes the concept of a full floor does not make things easier.

So is it rather the case that an architect should test out what is possible at the building authority? With such a second builder piggybacking, I imagine that to be annoying. If he doesn't want a [Staffel], it looks pretty bad, doesn't it?

Regarding the floor plan:
A long hallway would not be my thing. Due to the slanted wall, the staircase is not accessible from below.
The bedroom either has no window or no space for a wardrobe.
