When are you in the bedroom? Right, when you go to sleep ;-) that way the kids get more of the sunny side.

If you’re so frail that you can hardly manage the stairs, then you won’t be able to maintain the house either. You’ll move out anyway. So either truly age-appropriate with a bungalow or you give it up. Otherwise it will be a mix that doesn’t fit together.

I have created new floor plans again, which are very similar once more.
I also don't really get any further on how to implement everything better.
The staircase is probably best oriented towards the other semi-detached house, right?

I have not drawn in windows etc.
I am having trouble coming up with a better layout regarding the width.
The goal on the upper floor is 1 master bedroom and 2 children's rooms + 1 somewhat larger bathroom.
On the ground floor 1 guest room/office + kitchen + living area + small bathroom
In the basement 1 pantry + 1 office/sewing room + 1 hobby room/party cellar

I would swap the dressing room and the master bedroom so that you enter/exit the bedroom through the dressing room. Furthermore, I would personally ensure that at least no bedrooms adjoin the shared party wall. With these "uncoordinated" semi-detached houses, you hardly know what is happening just an arm's length away.

There are really enough threads about construction costs here, it also varies regionally and depends on the technology used. I would apply 200/sqm as a minimum. Plus basement. Plus incidental construction costs. Plus garage. Plus outdoor facilities. Since the basement is supposed to be finished, it will probably be within the thermal envelope and can be considered an equivalent room, but also at the same price. If you build together in terms of time, you save some incidental construction costs. There are too many unknowns for me here. Too much energy is wasted on things that are not yet mature. Have a look here in the forum yourself at what you can afford and then make your space program. At the same time, style and co must be discussed with the construction partners. Was that a developer house?
