Floor plan for a single-family house with 4-5 children's rooms

Yes :), having everyone out of the house at the same time is an adventure. With 6 hooks, it’s not done here either. We currently live in an old building with a converted attic measuring about 165 m² and a basement. We might be able to extend, as we are missing two rooms, but the house is simply very poorly laid out for us now, with, for example, a very narrow entrance area and many long narrow hallways. We have already done a lot, but some expenses would arise here as well.

We don’t necessarily have to sell and move, but it would have many advantages for us.

Since we have so little time to decide, it is really difficult. We are already in contact with an architect who has built houses for large families several times. He estimates 2400-2500 € per square meter, but says that this price applies to an average-sized house, and the additional square meters beyond that would be cheaper? Unfortunately, there is not enough time for detailed planning with him. Since we would only build in a rural location (as now offered to us) and that is simply very rare, it is not worth creating a design just in case for maybe someday and letting this opportunity pass.

I found floor plans from a prefab house provider. May I upload them here as a basis?

We also have a roughly estimated offer without a detailed customized floor plan from a large provider who builds turnkey in solid construction. Including the necessary house extension, one variant would be 490,000, and a country house variant would be 530,000. What additional construction-related costs, aside from the still to be done painting and flooring work, should we expect? I can estimate the exterior work myself. But what else will come up for us? Structural engineering, architect, etc. would be included…

Name the provider and the floor plan, type. So that the floor plan can be found on Google.

Building is possible within the budget. Compromises will certainly be necessary, and things like the attic will be postponed to later.

I do not consider it sensible to enlarge a 2-child-bedroom floor plan by 2 more rooms. You have different needs.

Write down exactly what bothers you now, what you like. Not just the rooms.

This is very cheap and probably also very rough. You have to see what is included according to the scope of work description and what is not. We are also currently planning with a general contractor (with a detailed, quite good scope of work description), with a slightly modified standard house, really no luxury, no frills, and we are still at about 450,000€ for 200sqm (without additional wishes). For ancillary construction costs, I would estimate 15%, plus at least another 15% for carport, kitchen, garden, 2-3 golden faucets. However, this is at the lower end of the scale and doesn’t include any further buffer.

The floor plan, which we didn't dislike that much, was from Hanse Haus, the Variant 35 - 235 house. It comes in four variants, and I still have to consider which one we like better or worse for which reason.
