Is EVERYTHING being cut yourself?

I find tilers, sample selection, as well as terrace and driveway extremely tightly calculated. I would bet it will be more here. And there is no buffer?

Have you included the heating in the photovoltaic calculation? Heat pump with photovoltaic also has to be paid for, or is it included in the roughly €2000/sqm?

What is the water hardness like in the area?

Without a soil survey and without a buffer you can manage the incidental construction costs, but the earthworks can also become significantly more expensive. You can only know that to a limited extent beforehand.

Are you doing the outdoor area besides the terrace and driveway step by step later?

The whole thing is very tightly budgeted.

Driveway 2000 euros? The paving alone costs that much.

Neither KNX nor Alexa will be installed in our place, even though or because I know the stuff well. Personally, I consider the KNX effort disproportionate compared to the minimal gain in comfort, and as for Alexa, I better say nothing before someone here feels offended.

Okay, but at least I seem to be getting closer.

I am now assuming a lot (!) of personal effort to approach the €2,000/sqm that are referenced here in the forum.

For personal effort I have calculated:
- Filling and painting work; starting with the important rooms (bedroom, living and dining area, kitchen) first and then gradually the rest
- Outdoor facilities; these can, in my opinion, be tackled when the worst of the construction is over (or even completed). Therefore, I have only calculated material costs here (plain 0815 paving and not the most expensive slabs for the terrace)

The heating system is included in the house price.

Isn’t a soil survey around €500-1,000? I have included that somewhere in the incidental building costs. The statement from the Hanse Haus salesperson was that for a 180sqm house without a basement and garage, we should expect around €30,000 incidental building costs if the soil is not completely messed up.

Well, with KNX I’m currently leaning more towards spending more cozy time with Alexa. She’s doing quite well with us anyway, I think.



Ah okay, very good. Thank you. That’s more or less what I had assumed, that KNX probably doesn’t pay off that much more given the costs.
Everyone can handle Alexa and the like however they want. I always think that the respective authorities (whether German, American, or Russian) already know everything about me that they want. And I dare to doubt that I am all that interesting to them.

You really have no idea about construction prices, even though we are explaining everything to you, you just write down random numbers.

Once again:
- Photovoltaics without storage at 9.9 kWp cost 14k€. With adequate storage 25k€
- Tiles? What kind of item is that? Isn't that included in the construction service description? How many additional sqm are we talking about here?
- You can’t do terrace + driveway yourselves because you don’t know how! Or have you ever laid curbstones with foundation and concrete + gravel with paving stones? So don’t write such nonsense and calculate 20k€ for that
- KNX still 25k€
- Kitchen 15k€
- Priming and painting without filling, say 1,500€
- If you mean a double rod fence, never in life

No. For over 100 sqm of floor area including soil analysis, it's well rounded up to 2,000€.
