People like that have to exist, otherwise this pressure wouldn’t still be so enormous nowadays..

Well.....and because this type of guy has already tried in car sales and insurance sales and one would get their fingers dirty during the asparagus harvest, they simply try to quickly sell a dream house to anyone who stands in their way.

A brief update.

We have already had an initial conversation with a regional (renowned) company. For a classic single-family house without many frills, we would have ended up at at least €550,000 (170m2 with basement). Even without a basement, it would hardly have been any cheaper. We were quite stunned by that. Unfortunately, these are price ranges we cannot reach. For a house with 170m2 without a basement and without a garden area including additional construction costs, we have €420,000 available.

Other companies had raised more hopes beforehand and given rough benchmarks.

After good phone calls, we have now narrowed down the circle slightly and are in talks with two more regional companies as well as the following prefabricated house suppliers: Schwabenhaus, Fingerhaus, Hanse Haus, Rensch-Haus as well as Bittermann and Weiß.

After these talks, we want to narrow down the circle further, pay closer attention to the details, and continue planning. In these discussions, we also want to openly share our wishes and see how the sellers handle them.

I am always open to further tips! Thanks in advance for your input.

So you now have eight providers to choose from (?), which in my opinion is still borderline too many at this point. What have you gained more from it so far: insight or confusion?

Hmm, €550,000 with a basement for 170m² can be about right. Honestly, I find it a bit much, and you should certainly be able to get a better price from another regional company. The question is also: What exactly is included in the price? The price is often misleading. There are companies that include earthworks or additional construction services like surveying, etc.

Of course, that needs to be checked first. In general, you have to compare apples to apples. The quality of this house can be significantly better. In this case, the construction and performance descriptions must be reviewed and compared!

€420,000 including additional construction costs for this house size??? That’s impossible from any manufacturer, believe me. You will have to let go of your expectations very quickly.

A fair rough estimate for what you are imagining, WITHOUT additional construction costs, is around €500,000. On top of that come all the additional construction costs, which can quickly be around €60,000 (and that doesn’t include landscaping).

Please don’t be fooled by the prefabricated houses and get sold something. They simply cannot build for that price themselves. In the end, prefabricated houses usually turn out to be more expensive than a regional solid builder when it really counts.

Finally, here’s my tip: Don’t let yourselves be trolled by the prefabricated houses. They lure you with low prices. Your solid builder will tell you from the start what it will actually cost. That’s what we experienced ourselves... You have to stay realistic and not be tempted.

We were also with several prefab house providers and went quite far, almost reaching a contract signing.

The originally planned €350,000 for the house quickly became €420,000. We didn't find it cheaper anywhere else. However, we knew that at least 10% more would be added because many things were not included. So we might have ended up around €450,000, WITHOUT additional construction costs.

Our house was 140m² with basement from the providers.
