Since this is partly about the attic, I would like to briefly join in here. We are currently also dealing with the question of whether converting the cold roof / attic makes sense or whether this room could be used as an office. Attached is a section of the attic, with a request for assessment. We are building a classic single-family house 10.6x9.2m, and in the middle of the attic, there would be a standing height of approx. 2.1-2.2m. What do you think?

2m is not that much and the roof is coming quite soon. In addition, the question is how to even get into the attic. If it is to be used regularly, it needs an appropriate staircase that has to be accommodated somewhere in the floor below. Without knowing the rest of the floor plan... tendentially rather no.

How wide is the attic at the top? Our house will have similar dimensions and we are insulating the attic because my grandmother had an identical attic (2.1m high, floor area approx. 4.2m wide) and it could be used very well! When my mother was little, two families with 3 children lived in the 150 sqm house, and two of the boys lived in half the attic until they were 15 and 17 years old. Logically, this corresponds to zero current living standards, but it can still be used (office, playroom, guest nook). In our case, the view is also amazing. Of course, a fixed staircase is needed. Somewhere in the forum there is the settlement house that is being renovated, I really like the attic!

Especially in a large family, children can also share rooms - the children are used to sleeping together anyway because of the family beds. With 3 children's rooms, you should be fine. Who shares a room with whom can certainly change over the years.
