Your starting position is almost identical to ours. Unfortunately, we have €500 less per month available but €10k more equity. We are also building "only" 146 sqm living space but with a basement and solid construction. The house price is €302,500 including floors, painting, decentralized ventilation system, prefabricated garage, electric blinds on the ground floor, etc., however, we are foregoing [KfW] and will heat with natural gas. We borrowed €340k with a 20-year fixed interest rate. We are aware that with €40k construction ancillary costs only the essentials are covered. Outdoor facilities will be completed step by step.

Yes, the 40k € serve to cover the actual incidental construction costs... we will also gradually do the exterior facilities ourselves! Rome wasn't built in a day either! But I see good chances of realizing the whole thing with the budget of 300,000€! Does your profile avatar show your new house? I like it very much. Who are you building with and where?

Think about the outdoor facilities. After completing the financing, you won't get any cheaper money, and especially in the first few years, it takes a while before you have larger amounts in your account again. At least the essentials like driveway, entrance with a platform and path, preferably a terrace, I would include. Otherwise, you'll live on a construction site forever, and without a terrace, summer in your own home isn't fun either.

I think so too. But will it also be enough for KfW 40? I think it will be tight. The additional cost for KFW 55 was about 20k Euro for us.

I have to agree with you. But if you are at the lending limit for a better interest rate, you have to think twice. But a platform for the front door still has to be doable. Climbing in over euro pallets for years isn’t the best.

So here I am again!

We are now a bit further along in our planning. The plot of land is purchased and now it’s time for offers for the house. The representative from Hanse Haus is currently working on giving us an offer based on our plan. We have now planned a 1.5-story gable roof house with a sloped rectangular bay window. The living area would be around 170m2. According to the initial statement, the house costs around €300,000 plus additional construction incidental costs estimated by us at about €40,000 – 50,000.

In general, I would be interested to know whether the offers made by the providers can still be negotiated and how much room for negotiation there has been according to your experiences! In general, I’m a bit in the dark here and would be glad if you could tell me about it?

If you currently find a prefabricated house provider who offers significant room for negotiation, you should rather stay away from them.

The order books are so full; for some, the scheduling times are beyond good and evil.

Sometimes there is one or the other [Goodie]; but you can't get more than 3-4000€ out of it.
