The only relevant room in the basement is the technical room - otherwise, there are no living spaces. We have 4 bedrooms and 2 bathrooms on the upper floor, and if you don't have our requirements for, for example, the staircase, you can also get more space out of it. I was quite glad about every example I found back then that has more than 2 children's rooms on the upper floor.

It would probably be too small for us overall, as it is smaller than what we currently have.

The mentioned personal contribution is a topic on its own.
We have various companies in our circle of acquaintances and friends that would certainly offer us a good price.
This includes an excavation company, drywall, brickwork, electrical and heating.

Painting work is no problem; in the area of the outdoor facilities we can also do quite a lot ourselves and have also done so at our current house. But I tend to plan actual personal contribution as rather of subordinate importance. With four children of that age, time is limited.

Tomorrow I am going to a model house park to get a better feel for the room sizes. I still see our bedroom with the family beds as a big problem at the moment. Currently, it is in the attic, but we also have a bathroom in the attic, which would actually be imperative.
Our current house has a floor area of 9 × 11 m, is also one and a half stories, with a 45° gable roof.

Then we would probably have to use the attic for this as well in the new building. On the ground floor it would be great, a bathroom would basically be automatically available, but in terms of floor space it takes up a lot of room.

Currently, our wishes look like this:

- Open space approx. 45 sqm (we have a very high-quality, six-month-old kitchen, for example with two ovens, pantry cupboards, etc., which requires a certain amount of space. It can be taken along or also bought new in a similar way. But we necessarily need space for at least five sixty-centimeter tall cabinets side by side.)

- Hallway with stairs: not a narrow corridor, approx. 18 sqm, no separate cloakroom

- Office 10 sqm
- Bathroom with shower 6 sqm
- Utility room, mudroom with door to outside 11 sqm
- Children’s room / guest room 12 sqm?

- 4 children’s rooms each 12-13 sqm
- 2 bathrooms 12 and 7 sqm
- Dressing room 8

Attic

Parents’ bedroom with WC (later swap parents’ bedroom with children’s room GF)

In any case, we would have to plan a storage room, garage or similar...

I hope I haven’t forgotten anything?

Unfortunately, the floor plan does not provide any new insights if you have to accommodate ALL storage space for 5 children and two adults without a basement.

Yes, my goodness - I never claimed it's the solution. I understood this as a brainstorming session. You don't have to look at it narrow-mindedly and say it doesn't fit because of X. Whether it's a basement or an attic doesn't matter.

We will actually give up our 320x200 bed when we move. Is that an option for you? The family bed is, after all, a temporary solution; eventually, the kids want to use their own beds.

Parking space. For 6 to 7 people! Make sure that on both main floors you get at least 3 m2 in a closet plus additional built-in cabinets. You don't want/can't put everything in the garage or stomp to the garden house every time. Ask yourself how much space you currently have for this in your house and what annoys you or what is missing and how much space you would ideally need for it. Cleaning and washing supplies you might still get into the planned mudroom with technology and washer/dryer but nothing else. And then? Decoration, seasonal clothing, food supplies, consumables, waste sorting, diaper stocks, toys, sports equipment, wrapping paper, folders, books, and so on and so forth?

So neighbors have 3 children, they have 3x 90cm beds next to each other, that should work better right? Plus one or two mattresses placed in a corner and laid on the floor when needed, then 4 children can fit in the room in an emergency : o )
