Floor plan for a single-family house with 4-5 children's rooms

Hats off! I have 3 children, but would have too little energy and patience for 4 or 5!

I wanted to suggest that the property be divided - but it’s not possible, as I have now seen.

It won’t be easy. We are planning 3 children's rooms plus office/guest room, but with an architect. Most floor plans are for 2 children's rooms, with office/guest room on the ground floor. I haven’t found anything suitable among the model houses.

I think you have to be creative – if you have all the bedrooms on the upper floor, then the ground floor gets bloated. Is it possible to plan the parents’ room or 2 children’s rooms on the ground floor, for example? You really have to plan well and build compactly, since you have to calculate around 2,650 EUR/m2.

Here is our wish list:

Ground floor:
-Living room, dining room, and kitchen designed open
-Pantry
-floor-to-ceiling windows or patio doors in this area
-Utility room, not too small, as 2 washing machines plus dryer
-Hallway
-Office
-Guest toilet or small bathroom with shower
-preferably (not a must) playroom or:
playroom in the attic, bedroom downstairs instead

Upper floor:
-5 bedrooms
-1 to 2 bathrooms

Attic:
Playroom or our bedroom

Heat pump

Frisian house style, i.e. brick facade

Garage with storage room

Surely won't fulfill all your wishes, but maybe okay as inspiration:

Write down your exact requirements, including the space needed. I see it at my friend's place, where the cloakroom is a whole room. The 6 hooks for jackets take up the least space. Getting the gang out of the house at the same time requires space. Plus all the kids' friends, etc. You can find some floor plans online, but I don't think any of them really fit. Find a building partner who has at least 3 children themselves. Your budget is tight, but I would still not eliminate a basement right away. Better to be a bit more compact upstairs. The piles of laundry, the supplies, plus toys, clothes that go from one to another.

Have a look on Pinterest for floorplans with 5/6 bedrooms. The American floorplans are not quite easy to transfer to German building standards and plot sizes, but they are good for basic ideas. Large families are more common there.

At Danwood, you can get inspired by the 1 1/2-story houses: for example, the Point 204 (5 bedrooms) or Point 196 (5 bedrooms plus possibly an additional one instead of the open space) and a bit more open-plan Privat 191 (5 bedrooms plus 1 passage room, the granny flat can later serve as a parents' wing). Although fitting two double beds into all floor plans will likely be very difficult.
